Tough question. I would have to say if I had to pick just one thing, then it would be custom cooling. I hate noisy PCs and decent heatsinks and fans just make using your PC so much more pleasant.

PSU comes first 100% for obvious reasons

Second would have to be CPU, but it would be more a combination of cpu, mobo and ram really. I like a lot of headroom in this area as I do with my PSU so I can at least run high end gpus for a couple of years with little to no bottlenecks.
