What to ask when viewing a house?

Yep as above, Might be all fine in the day but check for noise at night time especially on a weekend. Its what i have to do yet still on a property am looking at.

We were advised by a friend who is an estate agent to print this out and fill in whilst you are there, not afterwards as you forget details very quickly. Its a really useful guide.

Also he said print out information and adverts of the other houses you like, put them in a folder along with the one you are viewing, and then when you flick through to that house's section they can see that you have other options available to you. Useful if you put in an offer as they may decide not to negotiate as hard with you if they think you have other houses in mind.

worth checking if they have had any kind of ceiling cat or floor horse infestation or similar

Don't forget to check for wall dog as well

Is there a neighbourhood watch system?
Has this kitchen been distressed?
What’s this little sink here?
It’s very Cluedo this house isn’t it?
petrol stations nearby?
has it got a mini mart?

How near are the schools and the local pubs? I've got a school in the next road and a pub at the end of the road. Chucking out time at both can be noisy - school kids screaming their heads off/I've even had them chucking litter through an open window, not so much of a problem if you or the missus are out all day.

Late night can get rowdy from the pub leavers, even going on into 3 a.m - people think its fun to yell their heads off walking home. Also the odd punch up in the street.

Ask if it's flooded before (from rain, not a broken washing machine :) ). I once made the mistake of not asking that, fortunately I was renting, not buying.

Ask only questions that you cannot get answered by simply researching.

Example, Has the house ever been invaded by pygmy transvestite bears, while on fire being chased by naked travellers while the house is being flooded by the almighty Cthulhu god?

Thanks for the suggestions guys :) Got some good questions to ask come tomorrow. The houses I'm looking at are 2 or 3 bed semi detached with a garage and driveway...... to buy
