Why's it my fault

Our landlord has been okay for the most part, until we complained about a hole in the roof 13 months ago!

It got worse and worse and we had to move are daughter into the dinning room and empty the room as it was leaking in for over a year.

Finally after much complaining they are fitting a new roof at a cost of £10,000.

Now the landlord is being rude and abrupt in any of are correspondence. As before she was quite reasonable.

Yeah we complained a lot about it as it was a mess, but why's it my fault? Never missed any rent payments, sorted the mess of a garden out so it looks better at my expense.

No doubt she'll be putting the rent up next.

In before the inevitable landlords are nazis froth from the usual bunch.

Just ignore her being rude, she’s probably pee’d off about the £10k.
Speaking as a landlord, I’m very well aware that any time huge bill may be in the post.
It’s just part and parcel of renting a property out.
And no, it’s not your fault.
 
Definitely not your fault and it sounds like you have been far more patient than I would have been. I can absolutely see your rent being put up to cover the landlords costs. I would be looking around for somewhere else. She sounds an awful landlord anyway. Good luck.

EDIT: Also all landlords are nazis.

Definitely be looking around. Because yeah. A chunky rent rise is almost certainly coming up

a) If she'd fixed it 13 months ago it may have been a cheaper fix rather than a whole new roof!

b) Sounds like you've had no use of a significant part of the property for several months at least; if the landlord wants to be a **** about it, then I'd be tempted to start going down the compensation route, after all if you've been paying for e.g. a 2 bed property and only actually had use of a 1 bed property, then I'd be chasing for the difference in rent for the period the room has been unusuable.: https://england.shelter.org.uk/housing_advice/repairs/compensation_for_disrepair_and_poor_conditions

This for sure. If you had adjusted your rent payments accordingly at the time you couldn't use the room she might have acted a bit quicker.

Totally her fault for not remedying it sooner.
 
Did you complain to her or the local authority? I can see why she might be annoyed if you reported her to another agency, but you’re absolutely in the right. It’s awful that you had to put up with that mess and the impact to the health of you and your family. This goes on everywhere and the landlords who perpetuate it need to be held to account.
 
Why would she not care that her own property is being damaged by water for 13 months? She sounds like a clueless landlord to me?
 
This unfortunately. If your rent is below market rate then you can guarantee out of spite she'll either bump the rent up or issue a s21.
Exactly why we didn't complain about it to the local authority, she'd just S21 us, or bump the rent. The rent is £800 per month which is about market rate for a 3 bedroom in Lincolnshire.

I think we're expected to fix the ceiling and decorate the room, at are cost! She hasn't mentioned that, but I will be!

Some landlords just take the **** even with good tenants. I wouldn't be able to sleep at night leaving a family like this.

Unfortunately some landlords are scum and couldn't give a **** as long as they get their ££ each month.

If it's at least about market rate then that's good as she'd be stupid to get rid of a known tenant that pays rent on time for a new tenant with no history for the same cost. And obviously putting it up higher might mean it's left empty for a while making her further out of pocket.
 
Not your fault but I would expect your rent to rise soon
This. Lube up while you've got the chance.

Guage rent prices for similar properties in your area and consider moving if the rent goes up to stupid amounts. If your rent is cheap for your area, then there's probably a reason for that and you might have found out the hard way why. :(
