Why's it my fault

She's just being dumb/irrational. Obvs she's annoyed at the cost of the roof repairs (but that's the risk you take being a landlord) and you're a person to blame/direct anger towards simply because you told her about it.
 
Are you renting privately or via a agents? I've only rented via agents and had a similar issue at one of the apartments. The agents got it repaired asap within days.

If I ever rent out myself, I would be paying the full service so I don't have to speak to the renters. Yes it cost more but it removes the hassle and in my point of view it's worth the extra cost on both sides.

The house was rented by an estate agent, but managed by the landlord. Which I found odd in the first place, didn't have much choice at the time as we got S21 from are old rental.

ahhh she’s likely gone for the cheapest option, the agents does all the advertising and paperwork while she does all the maintenance.

I would have still mentioned it to the agents, they may have given her a boot up the bum in fixing it.

There seems to be more people (the landlord in this case) these days who do bad things, make wrong decisions, then blame others for pointing it out.
 
£10k sounds a lot for a new roof to be honest unless its got hips and valleys everwhere. Even then it still seems high.

If it's been leaking for over a year then there's probably damp and all sorts in the roof timbers, so might have needed quite a bit of additional work

It's not just a few "rogue landlords". It's one-freaking-third of them.

This country is far too kind to landlords and gives far too few protections to tenants.

Landlords do not have some divine right to collect rent for ****, but many believe they do. Like this particular example.

So jog on with the sob story about how persecuted you and your landlord chums are. A significant portion of you lot deserve it.

I had something similar a property years ago, my first had just been born.

Roof started to leak so we informed the letting agent who duly informed the landlord. Think the fix was around 6k. Anyway about 2 months later we got a letter with a S21 notice stating that the landlord wished to sell the property and would need us to vacate (3 months notice).

A month after we moved out I was spotted by the letting agent who let slip that the landlord had re-rented at a higher price (which would still have been in our budget) instead of selling. Sadly it's perfectly legal despite giving a fraudulent reason to move the tenant out.

That needs some context. What percentage of privately owned homes would fail exactly the same test? Almost certain our current house would.

From a brief look, 18% of private homes fail the same checks vs 29% for rentals. Thats really not that shocking. Plenty of tenants will have zero interest in maintaining their rental property because its not theirs.

There are plenty of scum landlords and there are plenty of scum tenants. Unfortunately they don't get matched up with each other so decent landlords suffer the **** tenants and the **** landlords take advantage of good ones.

Suggesting that all landlords are awful is just silly. Its just as silly as suggesting all tenants are awful.

The government should be improving the oversight of private landlords for sure and punishments should be severe for the worst of them.


Scumbags like this should be banned from running any sort of rentals.

It's not a sellable property as it's on a working farm yard, may have been an old farm workers house years ago.
We're looking to move now anyway as it's still got damp issues that are nothing to do with the roof.
The outside is rendered over old brick, which needs replacing too, but not going to push for that to be fixed! Damp patches under the downstairs windows.
I've had dehumidifiers running in each room, and used damp protection paints when decorating. All at my cost!
I've taken loads of pictures of the damage, for getting the deposit back, pointless complaining anymore! We will just move and make sure the next property is managed by an estate agent.
Plus the fence had blown down at the back after the wind! Now normally I'd just fix it, but she can **** off lol.

It's this that baffles me.
If it's not saleable, then why not put the effort/money in to it to keep you guys happy and the rent coming in, and creating a win win for all involved?
It really doesn't take a huge amount of business acumen to figure out that it's the best way forward, unless of course the landlady is an actual Nazi.
Have you seen her goose stepping around the farm yard with a pointy hat on and wearing suspiciously shiny jackboots?
 
as someone who lives in Lincolnshire, £10k for a roof is a bargin! Looking at the photo, new ceiling, checking the electrics etc etc

£10k doesn't go very far these days

Not with dodgy roofers it doesn't.

I paid £1k for someone to fix a leak in our roof and the utter ***** didn't even do that. Some guy turned up who looked like he was 40 going on 70. Took about an hour and a half with 30 minutes of that sat in our porch hiding from the rain and then ****** off declaring it complete.

Next time it rained water was still coming in. Next door had some issues with their roof as well so I asked the guys who were there quoting for work if they could have a look at mine for a quote as well. The utter scumbags hadn't done any of the work they said they would and the only thing they had done was stick some sort of filler/adhesive over the cracked lead work and squeezed some black caulk type stuff into a cracked tile. They hadn't even bothered to replace the cracked tile we agreed would be replaced.

When I told them this the "boss" said "we'll come and fix it, don't you worry, we do good work, don't you worry". I basically told him to **** the **** off because he had lied through his teeth from the start. To justify the cost he had told me it would take 3 guys half a day to do the agreed work. When that one guy turned up and spent an hour on the job and I queried this before paying he told me that he was just really good and that they guarantee their repairs etc.

The second I mentioned reporting him to trading standards he refunded me every penny. From my limited experience of the trades and especially roofers, there are an astonishing amount of complete criminals in the business. Most people I have spoken to have the same experience. I have to wonder how many people think they have good workmen but they are simply unaware of the **** job because they have hidden their mess well enough.

There are obviously plenty of good trades but my word are there a lot of people that should be in prison for theft and destruction of property for their behaviour.
 
Shocking that. He needs to have done that to a few rough tenants who decide to then batter the **** out of him for it.

Bullies tend not to pick on those who will fight back. Scum landlords like him will only prey on those who don't know their rights and are meek.
