Why's it my fault

as someone who lives in Lincolnshire, £10k for a roof is a bargin! Looking at the photo, new ceiling, checking the electrics etc etc

£10k doesn't go very far these days

Nothing has been mentioned about the ceiling or an electrical check! So if I mention that she'll definitely be ****** off again! Might as well do it myself.

The plaster board looks fine, and isn't bending. Should I just clean it and decorate the room? Or should she be paying! Not that it'll cost much, but that's not the point.

Shocking that. He needs to have done that to a few rough tenants who decide to then batter the **** out of him for it.
No doubt that kind of behaviour is kept for the old and vulnerable.

more fool him as almost everyone has family members a bit rough, often makes me wonder how many random acts of violence aren't random at all. but someone like this guy who no doubt "wouldn't harm a fly, lovely family man" getting their comeuppance

I had this in a flat once. Kitchen roof was leaking - the landlord got a builder in, in about 1 week, redecorated etc. He came over and apologised for the inconvience then came back at the end of with a few bottles of wine.

He then sold the place 3 months later to a previous tennent and I had to leave.

Swings and roundabouts eh.

In reality you shouldn't be paying a penny.

I think if it was me, i'd do as best as i could for as cheap as possible. You really do not want to be spending £100+ on getting it back to shape if she then S21's you in a few weeks/months time.

I've got enough paint left from decorating the kitchen, might need something to paint the ceiling with as it won't cover with just emulsion. Should be able to do it for less the £50 lol.
