Cammy what would you say is a rough price for getting a light wired up in a unconverted loft there is already plugs up there. Had quotes from fife electricians for around £100 just seemed steep.
Up to you really but the best way to go would be to get a Corgi registered dude in to inspect & quote you but it will be at your own expense, Would be silly to spend so much money without checking out every single angle.![]()
I would just try to haggle a bit on the price based on survey, ask for another viewing and look at the sockets, light fittings, esp in the kitchen. You may get told no. Then it is up to you whether to walk or not. If you like the property for all other reasons, these are two defects easy to fix.
when you say light dave do you mean just a bulb or a strip light etc etc?
if its just a bulb then £100 is alittle steep but if there working for a firm it will be about that. best to get someone to do it on a homer for cash then your talking £50 or something
What you want is a Gas Safety Certificate for the boiler anyone can service a boiler doesn't mean it's safe, cost £80 ish no engineer is going to give it the all clear without issuing the certificate.
Ditto the wiring, it won't pass any up to date regulations and if you change the consumer unit to a modern one you run the risk of having to re wire the whole house chasing faults.
Spoke to the estate agents and asked them to tell the sellers to have an electrician look at the electric unit and someone to check the boiler or if it's been serviced lately.
