I think your wasting your time, if the boiler works just get it serviced when you move in its hardly a deal breaker. The electrics might not be today's spec but if they work then why waste money getting someone in to say what you already know.

If that's all that's come up on the report it's great. If you started fanning about asking for money for a new boiler and rewire I'd tell you to stick it and go buy a new house.
 
Regarding the gas boiler, you can use the british gas service insurance do dah. It's £10.50 a month and includes an annual service and covers boiler breakdowns at £50 a visit and the cover will include installing a new boiler.

Just take the policy out when you move in.
 
Are these things worthwhile? I'm organising one through HSBC on Saturday and I'm not convinced its worth the extra 200 quid as the house is less than 30 years old 225k.
 
Cammy what would you say is a rough price for getting a light wired up in a unconverted loft there is already plugs up there. Had quotes from fife electricians for around £100 just seemed steep.

when you say light dave do you mean just a bulb or a strip light etc etc?

if its just a bulb then £100 is alittle steep but if there working for a firm it will be about that. best to get someone to do it on a homer for cash then your talking £50 or something
 
Cant comment on the gas side..

Elec side, if you get a EICR - which is a inspection and test of your elecs, if the fuse box is 35 years old, chances are you might need a rewire, if the electrician say so in his report that would be a good bargaining chip on the price etc

ps. i would say even if the report finds nothing you would be better off spending £200 getting it checked than risk a £10k bill if it does need doing etc

Up to you really but the best way to go would be to get a Corgi registered dude in to inspect & quote you but it will be at your own expense, Would be silly to spend so much money without checking out every single angle. :)

Not sure if you're aware, but Corgi Registered is replaced with Gas Safe nowadays. Fairly recent change this was. So what he'll want is someone who is Gas Safe-registered.
 
We foolishly plumped for a home buyers survey when we bought our house 6 years ago, and imho they arent worth the paper they are written on. As already stated, they will essentially over highlight what are often general maintenance issues to cover their own back. Our report was riddled with excuses about how they couldnt check this and that because there was something in the way. When I spoke to the owner post survey, they said the surveyor was only on site for an hour. He didnt bring a ladder and yet managed to comment on the condition of the entire roof, which turned out to be riddled with hidden problems.

If I could do it again I would probably call in a builder, sparky and roofer and blow £500 on their opinion instead.
 
I would just try to haggle a bit on the price based on survey, ask for another viewing and look at the sockets, light fittings, esp in the kitchen. You may get told no. Then it is up to you whether to walk or not. If you like the property for all other reasons, these are two defects easy to fix.

Ooooooor man up, be honest and don't take the ****. You made an offer and clearly there is nothing of any note worth worrying about on the property. I'm in this game and I am yet to see or provide a report on a property from the 1930's that does not say check the electrics and gas. The very fact nothing else came up either means the surveyor was crap or its a frikin good house. Be prepared to take a very well justified run and chump if you think you can chop the price for stuff like you are describing. Honour the deal or the vendor will simply find someone who will and fair play to them.

Cheers bud was just a simple strip light wanted hanging and wiring it can wait I just plug in an old uplighter :p
 
Spoke to the estate agents and asked them to tell the sellers to have an electrician look at the electric unit and someone to check the boiler or if it's been serviced lately.
 
What you want is a Gas Safety Certificate for the boiler anyone can service a boiler doesn't mean it's safe, cost £80 ish no engineer is going to give it the all clear without issuing the certificate.

Ditto the wiring, it won't pass any up to date regulations and if you change the consumer unit to a modern one you run the risk of having to re wire the whole house chasing faults.

Hopefully when they check the consumer unit it'll come back clear, if not then yes I'll pursue them in looking into all the electrics in the house. As for the boiler, if they have a certificate from a Gas Safety Certificate from within the last year showing it's been serviced then that should be good enough right?

When I recently sold, my buyers demanded what you are, so I walked away from the deal (knowing full well they'd sunk a fair bit in to their surveys etc) and asked my estate agent to start advertising again as I wouldn't be dealing with them... Within a week, they had removed their demands, upped their offer by £2k to get the property back off the market and paid out of their pocket for a gas safe guy & an electrician - Both found no problems, though gas safe guy recommended a carbon monoxide detector was installed.
 
Yes gas safe certs last a year. Beware though I had a gas safe cert on the boiler below as it was effectively 'safe' until it literally fell off the wall from rust

You probably want to know the make and model, age and find out if spares are available
