Saints Row 2 and 3. I remember the first one being pretty good (although it's fair to say the novelty of having a GTA-esque game on a 'next-gen' console played a good part in that), but 2 and 3 were rather awful games overall. I expected 3 to fix a lot of the issues, unfortunately it didn't. The vehicle handling was atrocious, visually it wasn't particularly appealing, the controls felt too rigid and the missions basically boiled down to "go here and do this mini game".
Mass Effect 3 was something of a disappointment too. I'd completed ME2 not long before starting ME3, and it was rather obvious that the sequel had been dumbed-down to appeal to a larger audience, and combat was of greater importance than exploration.
