The nervous wait to exchange....

I'm in the process of buying my first house too.

Got an offer accepted on the Saturday.
On the Monday I went and got my mortgage applied for as well as getting the solicitor sorted.
Thursday the surveyor got sent to the property as well as receiving my solicitors documents in the post.
Monday I returned the required documents to the solicitor.
Now I am just waiting.

Today i have lined up solictor based on Friends recomendation (who happen to be £200 cheaper than anyone else). I've also got a Surveyor lined up for the Hom******s report too. Fingers crossed!
 
OK, so I got the keys last Thursday and since then I've been redecorating the house and a bit of re plumbing (with some help from my friends). Painting every room takes so much time! We have the Kitchen done, small toilet, Livingroom, master bedroom and bathroom almost done, only 2 more bedrooms to go!

This is a lot more difficult than I expected. Hoping to actually move in this weekend now.
 
Guys whats the norm in relation to getting moneys back from solicitors?

We completed on our new place last Friday and My solicitor is sitting on almost 40k profit I made from the house sale with no sign of them getting funds sent to me..

I hate to think they are deliberately delaying it just to make some interest.

Engaged solicitor on agents recommendation a few days later
About 2 weeks on after survey and financial checks etc Nationwide made for mal mortgage offer, sweet!

What a complete nightmare then transpired, last week I discussed the fact Solicitors were impossible to get hold of with the agent, seems they were having the same issue, didn't answer the phone or respond to emails. So we decided it was a good idea to switch solicitors. All went well, new agent awesome, engaging searches same day I send the money etc
Roll on a week and need to get a revised mortgage offer to new Solicitor, absolute nightmare getting Nationwide to do this on their system!
"We need a letter from your old solicitor" - Hahahaha good luck

So heres a big shout out to Allan Rutherford solicitors who seem to have a failing computer and phone system for making my life a nightmare. I suggest people avoid this firm as if they have the plague!

I had a choice when I engaged my new solicitors how I wantd them to remit any funds due back to me. Cheque/BACS or Chaps (Chaps with a fee)

I wouldn't worry too much about the interest, I believe they are forced to return any interest over £20 from the Solicitors association or law society, whatever body it is that regulates their conduct.
 
Hopefully exchanging tomorrow and complete on 09/10/2015. Having a new sofa that would take 8 weeks to be delivered. Should I order this over the weekend for delivery?

sounds like my solicitors. i complained to one of the directors and they started to make an effort. the sale fell through due to the seller pulling out, but now we are in the same position again.

its been 3 weeks since we instructed them (the 2nd sale) and have had 1 letter saying "please refer to our previous letters from the last sale"

we had a moan at them again and they assured us that the delay wasnt with them, only for them to find the paperwork which has been in their office since monday.

The solicitor still has not even asked me how I want it back.. she emailed me today saying the letter detailing whats left over after fee's etc but i wont get that till probably Monday now.. by time i get it back to them they would have had my money for almost 12 days.. Ain't on.

give them a ring and ask? gotta beat waiting for the post.
 
I used Eric Robson solicitors and they was excellent. Replying to any emails straight away and constantly keeping me up to date. I would 100% recommend them.
 
Got the valuation back from the mortgage provider. They're happy with everything.

Got me thinking that I should get a Home Buyers Survery too just for piece of mind. Valuation was free of charge. Hummmmmm.
 
My purchase has been delayed a month because the estate agent didn't give the Tenants enough notice.
They're due to evict on the 26th October, my birthday funnily enough, and then the mortgage company will need to do their checks before they can approve the mortgage.

It's a bit annoying, as they were supposed to be out by now :(
If the tenant refuses to leave that puts me in a bad place as they'll have to go through the courts to evict him and stuff :(
 
After my buyers had their mortgage valuation done last week, i received an email from my agents today saying their "mortgage valuation has gone to offer". I guess that means it was all approved? Fingers crossed they are happy with the building survey also done and we can get things moving.

You had any come back on this? How long should the survey take?

Ouch thats the one I fear as my purchase is also currently tenanted and you never know they will be gone or not until the actual day. Mines not that dissimilar to your date as well, mid Oct.
It was very very hard work getting a date for mine to have left, probably because, I later found out, that the owner put the property on the market almost 4 months before the end of the tenants assured tenancy time period.

Have you exchanged yet? Thats the key as you are legal bound to buy if you have exchanged. I am debating should we or shouldn't we exchange before they leave assuming all the paperwork is completed before then, it seems to be progressing well but not expecting searches for a couple of weeks minimum (estate agents says taking about 6 weeks locally).
I want to exchange asap as the stress then goes to some extent, but with tenants in place equally I have concerns I could end up stuck.

Depends on age of property etc
The older it is the more you may want one, although some people would argue if its been standing 300 years its probably not going to fall down tomorrow.

The lower your disposable income once you get it the more of an issue if something goes wrong has been my view over the years.
 
That's a fair point of view. House is around 115 years old. It has expected signs of wear, a floorboard in the living room needs replacing as that is something I picked up on during the viewing.

Id rather not be stung with a repair bill of multiple Ks without knowing about it prior to purchase.

I'm going to give a surveyor a ring to see what he has to say price wise.

It's annoying isn't it.

They won't allow me to exchange while the tenants are in there, so exchange and completion will happen simultaneously after the property has been inspected
