The nervous wait to exchange....

Viewed property on the 31st of July - exchanged today!

Had two enquiries which dragged for about 3 weeks. Glad it's done.
 
Completed at 12 noon today. Contracted vacant possession by 13:30.. Vendor STILL not out. AAAAARRRRGGGGHHHH good job we weren't moving in today or they would be paying for storage etc.

AAAARRRRGGGGGGGGGGHHHHHHHHH.. Oh well they'll be done by midnight and tomorrow is another day.
 
We write in response to your letter of the 15th September.

We are awaiting some final enquiries on our client's purchase but hope to be able to proceed to discuss the exchange and completion date shortly.

contract came in the post friday, its getting closer.

still waiting for searches to come back, some other bits of paper i need to sign and report from damp bloke (although thats not likely to change anything)
 
It's annoying isn't it.

They won't allow me to exchange while the tenants are in there, so exchange and completion will happen simultaneously after the property has been inspected

By far safest to exchange once they have moved out though. I don't know if I would be allowed to exchange or not as that info is only sent to solicitor from what i can tell, and :
I am still struggling to get the damn mortgage reissued due to changing solicitor.

Not only that to add salt to the wound I had contact from the old solicitor on Saturday. SATURDAY!! since when do solicitors work Saturdays, jeez if the had done anything during the normal working week I wouldn't have needed to change from them, now they are working 6 days a week!?
 
Had a load of stuff from solicitor, the details of whats included and excluded from sale etc. Which my solicitor noted wasn't complete, and I know is not the correct situation.
Its got loads of things listed as none when they are there so I assume vendor is taking them, so why he didn't tick the not included box I don't know.
I also assume he trying to make out he lives there when he doesn't to avoid taxable gain, since its currently tenanted but hes claiming he lives there.

And OMG the contract from the original builder which contains covenants that get passed to me is the most complicated difficult to read contract I have ever seen. I get to read and reword contracts at work but this is just horrible. Its so horribly written and structured its really really difficult to actually make any sense from.
 
On exchange of contracts I know a deposit is usually paid by the buyer, does the solicitor keep hold of this or does the seller get it?

it will sit in the solicitors client account until completion and then form part of the completion statement.
 
Exchanged today! Was a little nervous as the vendor has been a bit of a P.I.T. bum and her solicitor dissapoeared on holiday yesterday so had to push for someone else to do it.!

PHEW! Champagne time tonight! :)
 
We've just got back from the Sols, exchange paperwork signed but being held by sol until confirmation of our moving in date

Getting exciting!!!
 
Still having issues get the old solicitor to advise nationwide they are not acting, grrrrrrrrrrrrrrrrrrrrr

I managed to get hold of them today and they claim the posted back the mortgage offer. Whilst hopefully good news its also damn annoying since they were asked by Nationwide to simply fax a "not representing confirmation" so now I need to wait for the post to be sorted by nationwide.

Seem to be making progress though slowly but steady
 
Bloody seller just told us they asked for 2 weeks between exchAnge and completion. Apparently we all knew all along, even the agents did yet no one had any knowledge of this. Apparently it's for the help to buy, minimum of 2 weeks to release the finds grrr
 
So cheesed off.

Sep 16th, everything done more or less, gave my Solicitors the 25th for completion/exchange

Sep 19th Book removals man, pay deposit etc

Sep 23th FIRST Responce !!!! from the Mrs solisiters Completion date ok, once we get nod from the bank (she is buying me out) but not 100%

Sep 23rd tell removals man the situation, he then goes ahead and says my slot is lost now due to lack of notice of confirming the day (fair enough tbh)

Sep 24th ACTUAL reply saying yes all good, try to confirm removals man... NO good best then can do is Early Monday morning at 7am as he is not free after 10.30.

Explain this to the Ex and she then goes mental about get another removals company, this was about 1530, i explain the situation and less than 24hrs is not enough time to get another company on the most hectic day for swapping houses (apparently)

The moral of this story.. Woman are mental and your better off with a dog as company and OKcupid for a bit extra with no strings attached.

So Tuesday now..... and i am really hacked off and down.
 
Thought I'd join in.

New house (new build) reserved and ready to move in by mid-November. Current property back on the market with a 2nd viewing lined up for this weekend (viewer made an offer previously that fell just short of what we wanted).

We had a buyer in place, cash offer all going smoothly until yesterday morning when he emailed the agent pulling out without explanation.

A little frustrating as we were hoping to be in a position to move when our house was ready rather than potentially leaving it empty whilst ours waits to sell.

Hoping the 2nd viewing comes back at the weekend with a revised offer, although tempted to tell him we will take his previous offer (if he reinstates it) as long as he can complete within timescales.
 
Way hay, its mine

Signed and completed yesterday, one more trip from the old place to empty the garage and everything is in.

Decorate upstairs, then think about some major work in the kitchen. Cant decide if to open it up into a kitchen/diner/lounge or just kitchen/diner block off the lounge. The old vendor was awesome, the place was so clean and empty when i moved in but now there is crap everywhere :)
