The nervous wait to exchange....

Way hay, its mine

Signed and completed yesterday, one more trip from the old place to empty the garage and everything is in.

Decorate upstairs, then think about some major work in the kitchen. Cant decide if to open it up into a kitchen/diner/lounge or just kitchen/diner block off the lounge. The old vendor was awesome, the place was so clean and empty when i moved in but now there is crap everywhere :)

Nice going! looks a good place you've got there. Personally I'd keep the lounge separate from the kitchen but I guess it depends on space. Is the lounge going to be a tiny room that you'd never use?
 
Mortgage deed paperwork handed back to the solicitors this week.

we've told them we want to exchange/complete the same day (seller has said the same as the place is empty)

damp survey heading my way this afternoon.

meeting at work this morning and my job is at risk of redundancy. great.

Home Buyers Survey was done yesterday and will hear back in 3-5 days. Got a meeting with he solicitor on Friday to 'go through paperwork'. Things seem to be moving again.

I really dont know yet, been so used to living in one room whilst splitting up with the ex for the past 6 months, its going to take a while to adjust.

Still managed to pick up a bargain was looking on gumtree for odds and ends and someone was selling a leather poang chair and footstool for £50 Snaffled it up. No more bean bags whilst waiting for xmas sales on a sofa. (If i can hold out that long)
 
Just an update on mine:

Mortgage offer received.
Solicitors instructed yesterday
Surveyor going around tomorrow to do a Home buyers report

Hopefully it'll all be ours soon!

Had the details back from the vendor as to what they're leaving and they're taking the Sky dish

Pretty gobsmacked to be honest.

When we moved in the old owners took all the light roses and replaced them with nasty cheap ones, the took off the wall lights in the living room and did the same there, plus all the curtains, curtain rails, blinds, roller blind holders......i'm surprised they left us the carpet (but it turns out it was infested with clothes moths so no wonder they left it)

All to be expected though with a 1890s terraced. The roof is original.

I'm going to see if I can get some quotes for the work next week and go from there.

Anyone else had any dodgey reports? What was the outcome?

im not bothered about any of the 3's.

only one i was slightly concerned about was the 2 for damp but ive just had a damp survey done.

for a house built in 1906 i dont thinks its doing too badly.

The main one which I'm concerned about with mine is the roof.

electricity was due to the outhouse having no fusebox.

previous house i paid for a survey for had a 3 and said

"The electrical wiring may not comply with current standards due to dated
surface mounted wiring and upgrading may be required. Further advice should be obtained from an electrician"

i think you have to take the survey with a degree of salt. (See the bottom of text)

the damp survey came back mostly fine. a few areas of elevated levels on the machine. but all the walls are wallpapered which can contribute to elevated levels.

for a house with no DPC and 115 years old (no obvious signs of damp in regards to paper peeling, mouldy patches) its really not a big deal.

if your says it needs a rewire id get an electrician in to do a Periodic Inspection Report. should be about £100-£150 to get done. they will check all the wiring and let you know for sure if its needs a rewire.

ours was rewired in '91 but literally just rewired (no additional sockets added etc)

im going to get some added before we move in. (think around 15 sockets added)


referring to my survey taken with a pinch of salt comment.

the Water, Plumbing & Bathroom fittings came back as a 3 due to no hot water coming from the taps - The gas has been turned off and the boiler was turned off

Internal Joinery & Kitchen Fittings was a 3 - Glazed door doesn't have safety glass, some internal doors don't fit properly.

First house I ever wanted to buy, made an offer, got in a bidding war, sellers solicitor ended up saying first one to get a survey done can buy for £x

Rushed to get mortgage app submitted, Abbey National (so you can tell how long ago this was) pulled all the stops out and got it done really quickly.

A couple of days later the survey turned up. OMG!
The house which was a nice 2 up 2 down detached was in fact the last remaining from a terrace. It had an extra wall built where the adjoining house had been that was not tied in, and the whole house was basically leaning that way. The the damp... I think it could practically have been classified a swimming pool. They would advance £0 against the purchase. We walked at this point.

Thats what I classify a dodgy report ;)

First thing to check is are they withholding funding for things to be fixed, if they are genuine concerns they will. If not then you need to decide yourself, you may not know this yet until you get the mortgage offer or report.
 
I've been offered the mortgage. All they said was the property shows signs of wear in keeping with other property of this age. I've had a meeting with the solicitor today and have been advised to get the roof checked. The other items are 'normal' and do not cause major problems with other properties in the area (100+ years old). I feel better now.

Got a builder going in tomorrow to check out the roof just to be safe.

anyone know of any cheap but fairly good quality paint?

need to strip and repaint a whole house but going to do it in white (can then colour whichever walls i need to individually)

some walls will be left the painted white (the ceilings all will be)
