The nervous wait to exchange....

Should be much faster across the board. How they used to do it 20 years ago with snail mail I've no idea lol.
20+ years ago it was an entirely different ball game. The checks they had to do were nothing like they are now, if there was a house there you were pretty much good to go :p And that's part of the problem, issues that could/should have been dealt with years ago now have to be sorted on top of everything else

First Direct are now saying they can't confirm they'll release funds on the 6th July and won't be able to confirm that until the 2nd! We have the choice of exchange today and be liable if FD don't payout or delaying exchange until next week.

@Skillmister - Have you had any experience of FD only giving confirmation on the week of completion?

When was the request for funds sent? They usually take at least a few days to acknowledge receipt and be able to confirm funds, sometimes up to a week.

I tend to have more hassle sending requests far in advance than I do sending them "last minute" (such as on their 3/5 working day notice period)!
 
Eeeek. Just had an email from my solicitor saying they now have all the necessary documents in order to proceed with exchanging which will be tomorrow or Wednesday. Yay!

Yep, spoke to FD, guess who haven't sent in the Certificate of Title to them!

To be fair the people you speak to on the phone and the people who process the CoT are totally different and often don't seem to communicate at all! Half my posts on here are while I'm on hold with banks trying to sort this kind of crap out :p :o

I don't understand why all banks don't have some sort of automated or at least guaranteed acknowledgement of receipt. Lloyds have started faxing a confirmation through which is ace. Principality (iirc) have an automated one by email. Saves so much time and hassle on both sides!
 
Got a reply from the sellers solicitor today to answer all outstanding queries. Now the only thing left before completion is the Indemnity Insurance that the seller has not been paid for - And their solicitor just outright ignored it in the letter from my solicitor to them...

Curious to see how this unfolds now... I'm so close now :eek:
 
Plus garage roof is asbestos.

We had the same with the garage roof and kitchen floor under the existing vinyl flooring mentioned in the survey. We then paid for a proper check on both and while they were indeed asbestos the advise was to leave it in situ as is was in perfectly good condition.

We had several other bits come up on the survey that we could not have reasonably been expected to see while viewing the property and and went back to the sellers with a revised offer of £6k less than we'd originally offered. In the end we met half way.
This was on a ~£200k property.

Deffo worth having the conversation but you really have to focus on the bits that you could not have spotted in the viewing - like the state of the kitchen etc.

I don't know how realistic that deadline is considering we're stuck waiting for events further up the chain, but we've passed on the ultimatum to our solicitor and the estate agent, so let's just hope they pull their fingers out of their arses and get it done.

I want the same with no chain and I think that would be a minor miracle. :eek:

Our sellers' conveyancer has somehow managed, months into a process with no chain either side, to not order a copy of the lease from Land Reg. This is an aside to them not having organised indemnity cover for building regs on a garage conversion either, months into the process. They're stealing a living.

We had the same, so me and the chain above sorted it all out only to find the ones threatening we’re not ready to exchange for a week

Was painful but I think if your that close they will be silly to pull out now I suppose it depends if they are in a chain as well

Hopefully nothing like that happens. Our buyers are first-time buyers so no chain below us. I think they are just getting frustrated and impatient watching another month of rent go out without a house to move into (which I can understand). However, we've been waiting nearly five months to get this far, a few more weeks isn't really going to make much difference in the grand scheme of things.

I've spent most of today on the phone/email to all parties involved (that I'm allowed to talk to). The ultimatum has certainly given the solicitors a kick up the bum, so let's see what they can do.

Apparently our purchase and our vendor's purchase are both at the final enquiry stage. We will be returning our signed contract and TR1 document to the solicitors tomorrow, so as long as our vendors get their paperwork sorted and the final enquiries are answered quickly, there's nothing stopping us from exchanging contracts as far as I can see. The solicitors might just have to move a bit faster than they're used to (which appears to be a glacial pace).

Fingers crossed they can get it all sorted in eight working days…

I would estimate around 5% of people actually go through with these threats so I wouldn't be too worried. At the end of the day the hassle of going through the entire process from scratch again is far worse than waiting an extra couple of weeks, but people like to try and throw their weight around a bit and have a paddy..

Hell, not long ago had people who, and I quote from an email "MUST COMPLETE BY FRIDAY OR WE WILL PULL OUT!!!!!" agree to postpone by 3 weeks :p :p

Yeah, I think the fact that our solicitor hadn’t returned their solicitor’s calls for two weeks drove them to take extreme action.

They seem much happier now that the solicitors appear to be talking again… if it was a play to get things hurried up then it appears to have worked.

I just feel aggrieved that I’ve had to spend yet more time coordinating everything, when all of the delays have come from further up the chain. What’s more, if our buyers did pull out, we would lose the house we really want because of things outside our control. It’s like we’re being punished for being lied to at the start of the process.

Just have to sit right now and hope the solicitors sort everything out in time.
 
I've heard back from my solicitor who informs me the seller is prepared to go halves with me on the Indemnity Insurance which will come to £110 one off premium to myself and to them (which is cheaper than I anticipated, to be honest).

I received the homebuyers survey through earlier in the week, and despite there being a few "reds", I didn't think it was that bad. The things it has highlighted are:

2 - Yellow - Roof is poorly ventilated and there were some bird noises from the roof that were identified

3 - Red - Electricity - "The meter is in the outside meter box. The consumer unit can be found in the cupboard in the entrance hall. The
consumer unit contains RCDs (residual current devices) to protect users should there be a defect with the
installation. Where visible, the installation has been wired in a mixture of plastic and rubber covered cable. We do
not know if there is a current test certificate for the electrical installation.
This is a risk to persons, and we refer you to our comments in section J."

"You should ask an approved electrical engineer registered with either the National Inspection Council for Electrical
Installation Contracting, (NICEIC), (www. niceic. com/) or with the Electrical Contractors Association, (ECA), (www.
eca. co. uk/) to inspect and test the electrical installation and report to you before exchange of contracts. We refer
you to the page in this report entitled 'What to do now'."

3 - Red - Heating - The property is partially heated by electric storage heaters. We do not know of any service agreement or current
test certificate for the storage heaters.

Couple of questions regarding these:

1. Out of everything above that they've highlighted, my solicitor specifically noted the bird noises in the loft, and wanted to confirm I was happy with everything. I don't really see it to be a major issue, but what are your thoughts?

2. All the "Reds" are meant to be done immediately, and it reads that I should be getting an electrician and plumber in to inspect it all. Is this really required? I inspected the fuse board myself (I'm an electrician myself), and it looks good, despite it saying it was last inspected about 20 years ago (But I would say this was pretty standard). Regarding the Heating - The property is heated by electric heaters which I plan on replacing in the coming Winter because I see them as an eye sore. And regarding the Water Heating - There are two tanks in the airing cupboard that I am planning on moving into the loft, and using the airing cupboard as a place for a washing machine/tumble dryer stacked.

Any advise on this would be appreciated. I think I'm fairly happy to split the Indemnity Insurance, and I'm not really worried too much by the Survey points.
 
Offer accepted 5th of May. We had our mortgage offer around the 23rd of May.

Spoke to my solicitor yesterday who said they’re yet to receive the contract pack from the vendors solicitors which I found quite odd. I’ve asked them and PurpleBricks to chase.. After looking through the PB website it appears the vendors have changed solicitors so I’m hoping it’s due to that and not them dragging their feet.
