Realistic moving costs/fees

It’s a cost what ever way you look at it, if you move house it needs to be paid. That said, paying more than £1500 to an estate agent seems like a waste of money these days for your average house. Right move does all the hard work in 2020, it’s money for nothing these days. On the other hand a decent conveyancer is worth their weight in gold.

That £10k figure likely includes stamp duty which will vary hugely depending on the price of the property.

£200 for van hire doesn’t suit everyone. To move a decent sized house and it’s occupants will take a number of loads in a luton and your meant to be out once the money has moved.

Not if your renting it doesn’t.......
 
Read the OP, they own a property to sell.....
I did.....and it cost me now where near 10k to move into my new house.

also if your putting stamp duty, solicitors, agent fees into the mix, then house cost should be in there too........

you cant just add costs to removal and omit others, stamp duty is on purchase/sale price and would be different according to value of property, same as solicitor/agents fees....
 
Remember Stamp Duty frozen at the moment if you can get it all done prior to March next year (probably cutting it fine now though unless you get lucky).

Removal company fees - we're in the process of sale at the moment and best quote I've had is around 600 quid that I thought was pretty decent (worst quote was circa. 1k), this is moving from a typical 3 bed house.
 
Yes, especially given that some fees are a %. That's why the OP included the house price.
He did and didn’t at the same time......as he states is 4K suitable???

in hindsight 4K is only the fees and not the full cost.

see for me it’s good to state the full budget and work backwards...

So buyer has 220k to buy a house, how much can I spend on said house to ensure I don’t go over my budget......... budget should include everything.....but that’s just my view and opinion.

If they're purchasing a house of equal value (less bedrooms/better area etc) then that wouldn't be factored in to the cost.

Also if you're moving to a house that costs more than the one you're selling, and you plan to pay for that through a remortgage, then that also becomes irrelevant to moving costs as those costs don't have to be paid from the point of sale.

In fact, the only time the house price would be added to the moving costs would be if you're paying for it in cash.

House price always comes into it........it’s part of your budget when buying a house, as payments for said mortgage and payments will also factor into the budget. Cost is relevant whether it be agent, solicitor or house......

Moving from a 200k house to a 220k house is a dumb idea unless you have to for work or whatever.

After all the additional costs the house will likely end up costing you an extra £30k for a £20k upgrade.

That's not a good upgrade.

Better off saving up and going from a 200k house to a 280k house.
 
I didn't include the actual cost of the house. We went from a 150k house to a 320k house, so was a pretty big upgrade.

I was referring to the OP which I realise now has long gone.

Your move obviously makes sense. The cost of moving is a small factor overall.

However 200 to 220 is just not a good idea unless you really have to.
