The issue is, it's up for £500 million. It's shouldn't really be compared with a pokey new build.

This also applies to mansions in LA which is one of the most populated cities in the world. And especially in exclusive areas where land costs are in the the millions of not tens of millions for a plot of this size.
It has a running track and gardens built on top I'm not exactly sure what the issue is. The roof as well is essentially outdoor area. The fact it doesn't have land around it is mute IMO. It doesn't need any.

Regardless it's not about "need" at that price level but desirability and what it can offer that similar houses can't. As mentioned in my post above Jeff Bezos recently spent $165 million on a mansion in LA (or rather Beverly hills), his is "only" 13,000 sq ft but it comes with two guest houses, a big pool etc... that's one of the most expensive houses sold in the US recently. That house came with a 9.4-acre plot, according to wiki and Zillow the One only has a 3.83-acre lot, less than half the size. Not long before Bezos' purchase, the Chartwell Estate in LA sold for $150 million dollars, that's a 25,000 sq ft mansion on a 10 acre plot.
Both of those houses are significantly smaller yet still have plenty of space are way more private and have lots more than double the size of the one, they're way classier and have sold for $165 million and $150 million respectively yet this lunatic was hoping for $500 million for his oversized monstrosity.
I bet both of those other houses actually have a commercial kitchen, sure they don't have a nightclub but they've got pool(s), they've got all the other facilities, guest houses, bedrooms etc... and you're not going to be seen/looked at when using your pool or the grounds either. The Chartwell estate even has underground tunnels to take you to the pool + a jungle trail thing.
The One needs to sell for at least $160 million just to pay back creditors etc.. but it isn't going to be easy to sell even at that "discount" price when you compare to what buyers in that range could have had:

If you try and take a look on street view you'll see the entrance gate is blurred (and has a hedge/90degree turn behind it anyway) and the whole property is surrounded by massive hedges, plenty of privacy which lots of billionaires value, total opposite of the One:

Much classier again, also has a big 5 bedroom guest house (to the right of the picture) in addition to the main 25,000 sq ft main house. Plenty of bedrooms for guests and facilities etc.. as per the One but without all the pointless wasted floor space.

IMO if anyone wanted the part completed "the One" over either of those two properties they need their head examined!
