Are you plugged into the master socket? Is the socket wired to any other sockets in the house?
I was told when I moved in by the owner that this is the master socket.

Pull it off and have a look.
Try plugging directly into it, rather than the faceplate.
That's what I've done. No difference. I've had a quick look online and people mention noise margin and line attenuation a lot but I don't know if what I have is good or bad!
Maximum data rate:
5560 / 21691
Noise margin:
6.2 / 6.1
Line attenuation:
25.4
That looks fine. Not close to the exchange judging by the line attenuation. Do you know where your nearest fibre cab is ?
According to SamKnows it's 1.5 miles away using roads, not sure about distance as the crow flies if that matters?
Edit:
1.1m away from exchange in a straight line. Is that far?
Check on https://windows.mouselike.org/be/index.asp?DoAction=PCPChecker
This normally maps out the location to the cabinet.
0.8 miles according to that
Estimated down speed: 17.89 Mbps
Estimated up speed: 4.61 Mbps
So my speed is what that site estimates, but when I signed up to BT they said 30-40mb with a guaranteed minimum of 22mb.
I'd cancel if you're unhappy.
But would I be able to get a higher speed from another provider if the estimate on that site is saying 17mb and that's what I'm getting? Have BT somehow cocked up and said I can get 30-40mb without properly checking?

It happens. When I moved the checker stated estimates of 60mb or so. Actually getting about 20. An engineer did another test and confirmed its correct and the online test is wrong - wasn't thrilled but got 80% off for a year to stay so putting up for now
