I just want to play fortnite and gta do you think for 400£ is worth reselling or just upgrade the parts for these games

It depends....

Not clear on the CPU, a 4690k is different to a 4960X.
As guide, a 4690k with gtx770 is 10 years old at this point, a quick search on Ebay will give an idea on pricing but lots of old towers kicking about for not much money.

A 4960X is a rarer enthusiast platform though still 10 years old so would sell for a little more if you can find the right buyer... probably someone who wants it for the novelty... though it's easily outperformed by a cheap entry level I3 today.

Either CPU would take a later GPU, especially for fortnite / GTA.
What Power Supply is in the unit? with a GTX 770 you should have a couple of PCI-E power connectors.

£100 - £150 for a used GPU would be a significant uplift.

Aim for a least 6GB Vram so GTX 1660 / GTX 1070 or AMD RX 5600 / 5700 as a ball park.

I actually have a RTX 3050 8GB running on a 4690S [Low power (65W) version of the 4690k (88W)] and it's runs prettty well though it's roughly equivalent to the 1660TI / 1660 Super / 1070.
I got the card for a great price used... so not specifically a recommendation. For a new card the Radeon 6600 is best bang for buck.

Can you clarify the exact CPU that you have?

If you have a 4960X, I'd just get the RX 6600 as suggested above.
