Well done on the house rwm24, looks great, big garden and loads of room to extend.

Why on earth people in the uk make those ghastly conservatories i will never know. What you need is a full width of your house fully-in-door bbq area with a little bar and some comfy couches. :D

The current owners actually got planning permission to do a single story extension that would go all the way to the end of the wall you can see on the left (looking from the back).

They didn't go ahead with it obviously, but it means the council should accept it if we want to do something similar in the future. It would also mean having to move the current outside bbq area forward and put decking down outside the extension. Probably 10k+ for the whole job :(
