Leaking bath waste but bath is tiled in

Pardon my ignorance but what's a tiled hatch and why is it preferable to siliconing the tile?

I’m sure many other options available, but for housing association housing access hatches are a common spec item to get to isolation valves. In your case though you’d be looking at something more up market (like this) given the spec of the bathroom.
 
ooi - is having a trap configuration ('U' lower than connection point) on an over-flow pipe desirable ?

( slightly different but I have this for washing machine joining sink, but have wondered if sink waste could accumulate at base of 'U' )
 
The amount of ptfe on that... Seems weird he used PTFE on a fitting with o ring, don't think I'd have done that.

Good that it's sorted, hope it doesn't leak again but don't think it's the right way to fix it!
 
Just to close this one out, the tile is back on using matching silicone so it should be easily removable if any further issues:

Still no leaks so far, though the ceiling below will need stripping and a skim.
 
I bet nobody would notice the difference on that tile unless you pointed it out to them.

Make sure you add the 'secret entrance' to the house manual/folder of documents so any future owner also knows how to get under the bath if needed.

Thats all well and good but to me it looks like he put the tile on upside down. Id get him back to fix that! :p
