No DSS!

That's an interesting suggestion as people on those benefits are not limited or automatically excluded from obtaining HP.
I’m on both benefits and I have got HP before. Also credit cards. Plus, I’m a decent guy who would make a fine tenant. However, I would find it virtually impossible round here to get a privately rented place.

I would have sympathy for landlords if housing weren’t a finite resource.

Don’t want to let to people on benefits? Then price your property accordingly or buy in a more expensive area. People with low incomes need housing too and it sucks that people who already have a home of their own are buying up the affordable ones just to make a profit or as an ‘investment’.

I am on all benefits and have my own private landlord owned flat, it costs me £450 a month but the benefits will only pay £395 so I have to make up the scratch for the rest.

It could be the issue with landlords not accepting DSS, as they know a single person on benefits could run behind very fast on rent if over £395.

I work in debt collection and see everyday the number of people behind in rent and council tax due to benefits being stopped.... sometimes for legitimate reasons and also often for next to nothing.

If i were a private landlord i would be far more inclined to rent to someone who had a job ( and that job was a regular salary ) then rent to someone at the mercy of good old DWP.

Its not an ideal situation but you have to protect yourself and i think a lot of this is down the the awful new abomination that is Universal Credit.
I have had clients who have simply been moved from other benefits to UC ( they have done nothing wrong or changed anything ) and left without money for 6 weeks or more, the rent gets behind so does the council tax.... bills etc. They go from working part time as best they can and paying all bills on time and being "good" people, to being broke, in debt and facing eviction all down to DWP being utterly unfit for purpose.

I have dealt with cases where child services get involved and want to remove children because the parents cannot afford to heat the house, wash the clothes and feed themselves.... all due to DWP messing up. I have sat down and gone though paperwork and bank statements and filed claims for reviews and have seen it firsthand just how utterly bad it can get for people who have done NOTHING wrong.

The government need to go back to the old system where payments were made direct to landlords, and bring in rules to stop instant housing benefits stops while being re-assessed or investigated. Maybe then confidence would increase.

I agree with everything you have mentioned, am on UC and its a nightmare, but am lucky everything is paid but I feel sorry for the people screwed over by UC. Its very complex and you don't know if you coming or going. My cousin had to go to a food bank to feed herself and her son, also ended up in court for bedroom tax none payment. Its all naughty and it should not be like that.

Now Don't get me wrong there ARE people out there that in my opinion should be given nothing except a kick up the rear end.... they can work and wont simple as that.

But i am talking about good honest people working as hard as they can within the system... trying to better their situation and being utterly thrown to the wolves at the whim of a computer somewhere. How can it be right that someone who WANTS to work more and is being offered more hours at work cannot do so because they would be worse off and in fact the system forces people work work LESS! its insane.

I suppose its arbitrary, some people get screwed over, others don't like myself.

Don't get me wrong I have give my cousin money and tried to help but the is only so much you can do.

If they don't help themselves then what more can you do. UC 6 weeks its only 6 weeks you can get friends and family to help you out until you get on your feet. Some people are just lazy and don't figure things out for themselves.

Indeed, and on topic, it’s sad that these people are pretty much discriminated against in the rental market.

"Research carried out by the RLA’s mortgage consultants found that two-thirds of lenders representing 90% of the buy-to-let market did not allow properties to be rented out to those in receipt of housing benefit."

This isn't the first time banks have been called out over this either. The finger is being pointed in the wrong direction; the only way to sort the problem is to have banks change their mortgage T&Cs.

Disgusting. The banks are driving the homeless crisis with this stupid rule.

I don't understand, why is it wrong to not want to let your house/flat out to people propped up by the government who may or may not withdraw their payments at any time they wish?

Seriously, can people not realise why this could be an issue for a landlord? People hate the BTL market but then expect it to be given unconditionally like its charity. FREE HOMES FOR ALL!

On the disability front, it’s actually pretty disgusting. I may write to my MP about it.

Why should genuinely disabled people be discriminated against in this way? Because it is discrimination imo.

When taking out a mortgage the is always a clause about renting out a property, same with insurance. Its either buy to let (which cost a fortune) or you going to live there.

Banks are funny these days, its hard now to a get mortgage. You could blag it and do sub letting but its hard now.

Am on benefits and the best I can get is £25,000 I cannot do much with that.

So am stuck paying £5400 a year when I know I can get a house for about £3600 a year with a mortgage. Big difference but sod all I can do. :(

I *****ing hate banks.

hopefully this will kill off by to let.
A house is a home not an investment.
This.

Personally I think it's great that £9bn a year of our taxpayers money goes straight into some ****s BTL mortgage. Not.

Just think of the numbers of council houses we could build with that.

Not one to normally judge, but did anyone read the example for the girl featured and the end 2 lines? Due to not finding a place she now suffers from anxiety? Her 6! Kids are currently staying in another place while she searches. I'd be worried this person gets anxiety and then claims against the system for it. Also 6 kids. Who would want to rent to a person with 6 kids. As great as a mother as she could be, there is no way that place would be given back in x amount of years in any sort of good condition. I'd guess that she isn't the rare ones that are on dss either but more a good example of what you'll come by with those who claim dss. Who's willing to bet she'd smoke in the property too regardless of any no smoking rules (if that's possible) I hope she finds a place, but the struggle is for the most part her own fault

In another thread you mentioned something about having another property you could move into ASAP and how you don't have anything in your name etc..etc..?

I gave it all up to my ex missus with out a fight and no I don't have anything in my name but I do now as I rent my own property from a landlord.

Yes I have access to another flat in the same building but its not in my name.

In fact if you want to get pedantic I could get a access to a 3rd flat in the same building but as she has a child I will leave it.
