Problem with letting agent

New plan mate: Unhook your keyboard and take it down to the letting agents office.

Beat her around the face with it and jobs a goodun.

Give em 14 days by registered post to sort it out or "you will consider the matter closed" and see if they respond, i bet they do.

I imagine the letting agent is sick and tired of hearing from you, which is a good sign. Keep on pestering her and pestering her. At the very least you can get some value out of making her life a living hell in return for the cash she is trying to stitch you out of.

This also :D

Although you could argue that the letting agent is also trying to stitch up many, many other tennants across the multiple properties they manage and just don't have enough time for them all.

Just had this back from a different person at the company :)

Dear Nick

I am a new member of staff at XXXXXXXX and in my role as Property Manager I will now be dealing with the issues in your email below. I apologise that the problems have been ongoing and I will do my best to resolve them as quickly as I possibly can.

Katie has briefed me on what has happened and I will contact you by the end of this week with an update on the actions I have taken regarding this matter.

Please accept our sincere apologies for the inconvenience this situation has caused.

Regards,

Either she has left or she is sick of dealing with me, haha!

Just keep all emails/letters so that you can show that you have been reasonable in your requests etc if it ever goes to court....

Good luck.

AS the other guys have said, keep it up, as it seems the more they reply, the more they are putting thier foot in it.

The more this goes round incircles with no real facts, the stronger your case will be when it comes to getting your full deposit back from the DPS, as you have been reasonable and conciencious all along, your communications show this.
Remember the DPS is independant, thier purpose is to arbitrate deposit disputes without the need for small claims court.

Afterall, as you said, if indeed they have a figure for this so-called damage, then they would have no problem proving to you how they arrived at said figure.

It all points to typical letting agency tricks, normaly these things dont get contested because the tennant has no confidence of success, and they get to walk away with the cash.
