Renting with animals - why is it almost impossible?

Yes, it's £30k a year in rental. Madness. However we didn't have a choice when moving to the UK and were just extremely lucky the landlord agreed to allow pets. The place was empty for at least 6 months prior to us moving in. So perhaps that played a role in it.

If i was renting my own asset. With £££££ into it. I'd refuse any and all pets. Even Cats can cause substantial damage.
Especially when tenants will refuse to carry out simple repairs, causing bigger issues.
Deposits are just not high enough to repair damage than animals (or tenants) cause. Clawing back additional funds is even harder and a costly process.

Replace tenants with Landlords. There are a lot of landlords that refuse to carry out repairs that are their responsibility to do. Honestly it’s like pulling teeth trying to get anything done with some Landlords I’ve had.

What type of repairs are you referring to? If it’s something I’ve caused like a mark on a wall fine, although that could fall under wear and tear dependant on the size and type of mark.

You mention things leading to bigger issues, if you mean like a leak then yes there are tenants that will not bring things up to the landlord that could then cause a bigger issue.

I moved into a property with a problem with the boiler, it started off with a leak that the previous tenant didn’t report and created a large number of expensive problems that the landlord had to repair.

That's a prime example. The landlord cant recoup those costs. Or can pay a ton trying.
Pets.. can ruin a garden. Pets.. can ruin carpets. Pets.. can ruin door frames and doors. Pets.. can cause messes that permeate deeper needing extensive cleaning and repairs.

All things that Home owners with pets will have to fund themselves... Yet Tenants expect landlords to pick up the bill when they leave?

Being a landlord isn’t for everyone. As someone that rents, I wouldn’t let a property out. Seems like too much stress for little reward. Anyway I don’t even own my house so I’m nowhere near being able to buy one to rent out lol.

Ultimately there are good and bad tenants and landlords. Pets can cause those issues, but so can careless tenants.

What are your thoughts on children? Or rather tenants either children. They can be just as destructive if not more so than pets.

I didn’t say I’d blame damage or issues on wear and tear. I said some marks on walls can fall under wear and tear.

Have you ever rented? Some check out inventories border on comical with how much they try and find a way to retain a portion of the deposit.

Funnily enough the initial inventory never seems as thorough. I usually take my own pictures and send to the letting agent to cover myself at the start of a tenancy so that amendments can be made.

A minor blemish on a wall or door frame doesn’t warrant a full re-paint of a room. My last property had a scuff mark on the wall, that was likely made by the removal company carrying furniture down the stairs. The letting agent were trying to charge me £1000 to repaint the hallway. That is unreasonable and was rightfully dismissed when I returned and wiped it off with a soft cloth!

In the real world, a reasonable landlord wouldn’t even mention it.

I’m not talking about a hole in a wall that needs filling.

I guess it might be nice to have empathy for people who don't have a house bought for them by their wife's parents, but who might want a family pet.
My house may have been contributed to by in-laws, using inheritance. However we've put in north of 80k in renovations.

Now stop searching through forum history to throw at people, thinking you're a clever little detective.

It comes across that it’s your nerve that’s been hit by how defensive your post was.

Why do you care what someone you don’t know on a forum thinks?

I’d be curious to know why you seem to think all tenants are scum that cause large amounts of damage to properties and then move out having not paid a penny??

Landlords are all perfect in your world too it seems. Anyway I’m out I’ve had enough forum back and forth for today….
