It's just those thumping footsteps, they go right through you when your listening in close with the hmd audio. The only bonus is the audio appears to be directional, so you get the general gist of where he is.

Mr X is pretty easy to deal with IMO, and you can lose him pretty easily too, just stay out of his line of sight, try not to run or shoot enemies, he can hear the commotion
