Scummy pipe stink hell!

The smell doesn't come from the sink, but I haven't taken off that u-bend yet, I will try that :)

As for the gully thing outside that I'm referring to as "drain" it literally IS just a pipe that puts water straight into the drain. The pipe doesn't go down anywhere it is not connected to anything, the water just falls out of the pipe and down the drain. There is no smell evident from the drain.

I've not got the landlady involved yet cause she lives in middlesex and it could be a pain in the ass to get it seen to through her. She would probably tell me to get a plumber in and send her the bill.

If it isn't something very easy to fix I may well do that.

This suggestion about the s-bend sounds like a bit of a plan though, then I could just send her the bill for that.

I'm trying not to get on the wrong side of my landlady cause so far all we have done is complain, we really like the house and would love to stay on after the end of our tenancy agreement. For that reason I'd like to sort minor things out without bothering her too much.

Id let her sort it out, she should ring someone to come round to have a look at it and pay them herself without you having anything to do with it. Could easily explain to her that you would like to keep living in the place, hence why you want it all sorted cos you're there for the long run.
We moan like hell about our place, any little niggle, they still asked if we wanted to stay on, but we dont, we just want our flat none smelly, warm and nice.
