We are stuck unable to sell our house! May have to rent it out for a year or 2! The perils of buying a new build![]()
why is that?
Still new builds being built around here, lots of building in and around the area, and we have a price point we cant drop from. Never been in a rush to sell, would just be good to do it. Thinking renting for a couple of years, then try again.
new build are always around 10% overpriced I find, some can be a lot more than that though. so if you are pricing yours based on them then it's way out.
I am leaving the agents to pick pricing, if they do it well they get commission, if not they don't![]()
agents can choose any price they like. it's akin to licking your finger and sticking it in the air. i know someone who was getting their property valued. the valuation came out at around £700K, they told them to stick £780K on the valuation report and they did.
I like to think they should have an idea of past property prices, plus they know what we can sell it for, so its up for them to convince any buyers. I think the fact we are not in a mad rush to sell helps us a lot.
agents won't be trying to convince anyone. they won't be pushing your property at all. it goes on rightmove and they simply take viewings or schedule them. nothing more. they aren't used car salesmen it's a very hands off approach.
