The nervous wait to exchange....

Cheers, that confirms everything i was thinking and i'd googled and found out about the extent of the indemnity so i'm happy to forfeit that should the sellers say no to it.

Just want to get in!
 
Well, more awards for my solicitors. I checked the Official Search report and low and behold everything was signed off upon completion!

I should be getting close to exchanging now :eek:

The current owners have tenants in the house at the moment, but they should be out by the end of this week. Then they need to do some agreed upon works, which hopefully shouldn't take longer than the weekend, then it's just a matter of signing it all over.

However, the thing that is currently taking the most time is the Mortgage lender - My broker tells me the bank is over run with Mortgage applications, so I'm still waiting on them to value and survey etc. I'm really hoping I get an email this week to say it's all been organised this week, but if not it could be a little longer than I anticipated :(

I also have an outstanding issue where the current vendor's solicitors are not agreeing to pay for indemnity insurance on the property (It's a top floor maisonette, and I have been instructed by my solicitor that it is essential and that the current owners really ought to have bought it). But I'm sure that'll iron itself out once everything else is sorted.

Exciting times, but I just wanna get in there now :p
 
Just got an email from my solicitor saying that the deed restriction has been lifted and we're ready to exchange as soon as completion dates are agreed.
 
Currently going through a sale and purchase in Scotland :) We're moving from our little 3 bed semi to a 6 bed detached. I'm just waiting on Bank of Ireland sending on my final mortgage offer and that should put us in a good place to conclude missives. Currently aiming to complete the sale on 20th July. Can't wait!
 
Super happy today! Last week I filled in the "Tell us about where you live" form on the Virgin Media website hoping to prompt some sort of response about getting service to my house. As I stated previously there was no service to my house. In the past week the Virgin Media rep has been in contact with my developer, done a site survey and today the developer has approved the work so I am getting Virgin to my new property! :)
 
Our vendor has just come back claiming our move in date "wasn't set in stone" despite it being a) them that suggested it b) on our offer c) on their acceptance :@:@

We have arranged the sale of our property to coincide with this date - really annoyed!
 
Got the email I've been waiting for :D

Now it's going to be valued by the bank and then it should be all sorted :D

Exchanging in 2-3 weeks hopefully!
 
Still new builds being built around here, lots of building in and around the area, and we have a price point we cant drop from. Never been in a rush to sell, would just be good to do it. Thinking renting for a couple of years, then try again.

new build are always around 10% overpriced I find, some can be a lot more than that though. so if you are pricing yours based on them then it's way out.
 
I am leaving the agents to pick pricing, if they do it well they get commission, if not they don't :)

agents can choose any price they like. it's akin to licking your finger and sticking it in the air. i know someone who was getting their property valued. the valuation came out at around £700K, they told them to stick £780K on the valuation report and they did.

I like to think they should have an idea of past property prices, plus they know what we can sell it for, so its up for them to convince any buyers. I think the fact we are not in a mad rush to sell helps us a lot.

agents won't be trying to convince anyone. they won't be pushing your property at all. it goes on rightmove and they simply take viewings or schedule them. nothing more. they aren't used car salesmen it's a very hands off approach.

I know a lot of agents in London and a harder working bunch of people I’ve not met. 8am to 7pm every day including Saturdays and constant battering around the head with sales targets, exchange targets and mind numbingly difficult and contentious sales progression trying to keep a sale together whilst the buyer and vendor both want to spend most of their time either blaming each other or trying to screw one another over.

Of course there are plenty of other parts of the UK where they do sit back and do sod all but in my line of work and the geography I work in, it’s eat or be eaten with the agents I meet.

It’s not fair to constantly bash them. I don’t know many people who work the hours, have the level of pressure and job insecurity or daily confrontations with the public than agents in London do.

I’m NOT an estate agent by the way for the record and some will indeed be god awful lazy muppets. Same everywhere.
