The nervous wait to exchange....

I have just changed after a farcical experience - fingers crossed.

I'm using someone very very good (and expensive now).

The lenders solicitors decided they weren't going to act on our behalf any more. Having been engaged since the end of June. I believe this is down to staff illness and a large workload, but I find it totally unacceptable. They were sat on their paperwork for a month, and gave everyone the run around, excuse after excuse.

Thankfully the conveyancing solicitor was extremely apologetic and understanding (after all it was him who had the arrangement with the lenders solicitors as his firm was not on the Halifax panel). He arranged for the entire case to be transferred to the new solicitor and rightly so considering all the **** ups, but he could have said no.

Hopefully the new solicitors will have the mortgage papers tomorrow, and the case is at the top of his pile as I told him that the vendor is getting agitated and likely to take the property off the market if completion isn't within two weeks.

Fingers definitely crossed. And everything else.

Anybody had recent experience with Nat West?

Had the valuation survey done on a house we're buying. Wondering how long roughly until the mortgage offer comes through.

We've already done the searches and paperwork and as we're not moving in right away and the property is empty it should all go through within days once/if the offer turns up.

Well, that's the plan...
 
We should hopefully be exchanging money tomorrow but the mortgage paper work which was £1k out hasnt come back yet I guess this will stop us transferring money tomorrow.
 
Nearly suffered a heart attack this morning. Called Halifax to check details of new conveyancers, who confirmed the correct details but told me papers haven't been issued as the amount being lent has been revised by £12k less! Spoke to my broker who told me off for speaking to Halifax directly as they don't hold all the information they need on the case. He spoke to them, made sure it was all good and has said that the paperwork will go out today, latest tomorrow.
 
Survey went ahead last week got the report back yesterday, nothing too much to panic about. A lot was about stuff being dated which we are changing anyway.

Mortgage was accepted anyway, just have to wait for the solicitors searches now.

Going to have a look around the house to check a few things from the report but all seems to be going well.
 
waiting for my mortgage to be written up pending survey, after they decided to remove the solicitors I was going to use from their approved panel, good job I waited before sending the money

anyone have a rough guestimate at how long it takes after mortgage survey is done? trying to get a rough time frame

we had a good experience with Nat West, I think it was about 2 weeks to get the formal offer after receiving the ok in principal one.

We also found them really helpful when we thought we'd have to extend the offer because things were going wrong. We thought it would be a right hassle and cost us more but a quick call to their customer service team and that was that.

Survey was done on Monday 1st September and yet to have anything through.

The sellers are giving the estate agent a hard time as we had a low offer accepted on the basis of a fast completion. Last purchase we completed in 3 weeks, this one is almost 6 weeks to date. Fingers crossed the mortgage offer shows up today!
 
Still no mortgage offer so spoke to my broker who chased Nat West.

They are waiting on our proof of ID... Nat West didn't think to chase our broker for it, they've just been sat on our application. Our broker says he sent in copies of ID at the beginning of the process along with other paperwork. I trust he did so likely Nat West lost it. I have read other such cases of Nat West misplacing paperwork. The seller is getting quite annoyed now so hoping something arrives in today's post!
 
So 2 weeks ago our mortgage advisor messed up our mortgage application by £1,000 on sale price and mortgage amount he then changed this. On Saturday got the revised paper work and mortgage amount is still wrong :@ we are supposed to be completing on Friday.
He put in the change on Saturday morning so hopefully it will come back in time. Flat is packed but Im not overly confident everything will be done.

Edit:Yey, just got bill from the solicitor and that's wrong too.

I feel ya. Why can't people do their jobs properly?
 
Just put in a final offer on that place. Bum twitchy!

Just be careful and watchful for the amazing "cash buyer" to appear at the estate agent out of no where offering on the house you are interested in....

Or for the buyer to try "pull out" last min because they can afford the house they want to buy anymore unless they sell theirs for more.....

I could go on.

Estate agents are scum and they will try every trick in the book to get all the pennies out of you they can.

They can smell when a couple/person wants a place and will exploit the system everyway they can in order to make you pay over the odds for the place.

Once you know this it makes buying a house a lot more fun.

Not that I'm bitter or anything.

2 weeks today since survey was conducted and still no offer from Nat West.
Quite frustrating.

Keep pushing for info / progress, i ended up getting quite involved towards the end of the process, unless you push things they almost forget about you.

My Mortgage Advisor was great, however down the line someone had given a wrong contact number, slowed things down 2 weeks.
