The nervous wait to exchange....

We made an offer on our potential first home and had it accepted after the first buyer had financial issues.

The property is from a deceased estate, we made an offer £35k under asking (it needs a lot of work doing to it however) which they accepted.

The surveys have thrown up a few other unforeseen issues that we are currently negotiating over and they have offered to take off another 5k.

40k off the asking price but it needs a lot of investment to make it livable.

Big risk, but the rewards will be great too!

So mortgage paper work is due back with amendments on Thursday, lawyer says if he doesnt get it by tomorrow he cant get the funds sorted by Friday which is when we want to complete. So completing on Friday is looking less likely thanks to mortgage advisor :@.
If we dont complete Friday we could in theory move next week but need to be out the flat by Wednesday or we pay another months rent. Or we have to stay for another few weeks as I dont want to pay a months rent for a week or something stupid like that.
Sellers are moving into rented accommodation and I think (not sure) they have signed paperwork so could be landed in the situation where they need to pay mortgage and rent which Im sure they dont want.
All because our mortgage advisor messed up the numbers on the application form twice.

This is not going smoothly.
 
Fingers crossed for exchange tomorrow!! Only 6 weeks after we originally expected. The trouble is that's only on our sale, the purchase isn't going to plan either so we could be homeless.

Had the following from my buyer. Quoting exactly as they have been asked.

1). Please supply a colour copy of the Transfer dated 19th March 1990. No copy of the Transfer was not supplied by the previous solicitors. If they do not hold a copy pleas obtain one from the Land Registry.

Never received one, is this a requirement and if some what's the cost.

Bunch of other questions...

Also had the estate agent stating this will be done, like new bathroom floor. I never stated this, so it'll just be the cheapest and put it down, knowing that it'll be removed as it'll be nasty.

They have indicated that they want various rooms decorated to cover over works on the walls.

11). Does the property have broadband? If so who is the current provider?
12). Are the vendors able to confirm which band the property is in and how much the council tax is?

Seriously, get online and look it's not difficult, I know the tax band of my new property and broadband capabilities.

Re who my current supplier is, that's none of their concern?? Just seems a strange question. I work in IT so find it easy searching online, so can also understand if others find it difficult

There are other statements in the letter re gas service before we leave, a service is peanuts so can do it, but yes some trivial questions. I have a mate in the trade...

Will we be leaving down pipe for water butt err yes..

Have I got a stupid solicitor, buyer or both?

I've had lots of delays already - Post Office and a terrible solicitor

New floor I'd fit would be the cheapest I can find, so could be peanuts. I.e. From The Range...

The official answer going by the wording of their question re Broadband, no because it'll be cancelled ;)

Sigh.....

I suppose he's a FTB so Q's are to be expected

Standard questions.

The reasons for the utilities / broadband is so that the new owners can get in contact with them and almost continue on with the service. Sometimes letters get lost in the post so if you know who the utilities are with its easier to contact them.

I seriously wouldn't jeopardise the sale of a house to be awkward by not answering them -it's only going to take you a few minutes. Whilst you can search for council tax bandings I guess it could have been re-banded and some point so, again, it's a valid question.

If you don't want to do something (i.e. gas safety) then you can say no - it's just that they may moan / pull out if it's not to there satisfaction.

I'll be getting the gas checked for them.

I'll be answering questions, but just seem trivial. I know tax band of my new home, I know the options for broadband and so forth as I looked.

Been a long past two days at work, so yes a little bit oh for goodness sake... 08:00. - 02:00 yesterday dealing with a crap VoIP system

Now I have 4G I'll be terminating all sky products very soon, so could well be all disconnected well before we move. The get the order in for broadband at new place once completion date comes around. Sky TV leaving that this time.

So completion day is here, or is it. After spending yesterday re-telling everyone we are completing today we found out their solicitor hasnt ok'ed the paperwork. If she/he does then we can go ahead and get keys today. But sellers cant finish moving out ill tomorrow so we will have keys and no house.
Everything about this has been way harder than needed.
 
Against all odds I think I just bought a house. Off to get keys in 20mins.

Congrats, nothing like a last minute problem to keep you on your toes!

We have also just completed, so excited to see it after work today, I can barely remember what it's like!
