The nervous wait to exchange....

Annoyingly, our buyers have pulled out today after confirming offer two weeks ago, citing didn't want to wait until the end of November to move in (when our new place is ready). I could tell it was going smoothly and they were faffing so much to get surveys done. At least we still have time and a guaranteed sale through our employer, albeit lower than we would like.

What's best way to deal with lost combi installation certificate, try to get installer out to certify it or something?
 
Searches came back a month ago now. Losing confidence in our solicitors. I'm calling daily. Top tip: Make sure that the conveyancing solicitor you choose is on the panel for the mortgage lender. Ours isn't but has an 'arrangement' in place with another firm. This has really put a spanner in the works.
 
Didn't think I'd have anything to add to this thread for a long time but just paid a booking deposit on our first house. Went for a new build as the bidding wars were crazy and managed to secure the best aspect out of the lot :)

For those of you that bought a new build - any of you get a surveyor to survey the place as well as do snag list?

We are debating this at the moment too - builders are saying enough checks are carried out throughout that should not be needed bar any minor snags but still looking to use a specialist snagging firm as we are moving 150 miles. There was a survey from mortgage company - before anything was built so they only looked at the site and plans!

As I predicted, the panel solicitor has decided they can no longer act on our behalf (due to staff illness). New solicitor time. Sigh.
 
First major problem in my process, found out earlier this week that I've lost my job (long story, won't go into the details here) which I had only just started. If it had just happened a month later it would still have sucked but at least the house would have been sorted!

A quick update for those that are interested, found a new (better) job and the mortgage company don't have a problem with it. We exchanged today and are set to complete on the 19th, so happy to have exchanged at last!
 
Congrats, gonna go nudge my guys now.

..and back to being back up in the air. Had an email Tuesday morning to say we were about to exchange but had some updated contract to sort out - turns out the seller signed it weeks ago but Solicitors have missed it. Also the completion date may not be suitable for one of the other parties. Not sure why they gave the date without checking with the others, as I've told them any day is fine with me. Going to chase them tomorrow as I still don't know if I've exchanged or not.

Had an email today saying my mortgage acceptance letter is in the post.

5 years fixed at 3.39% with the Woolwich.

Now for all the legal parts, which will hopefully be easier than most as I am just buying my current house off the council.
 
Another update to motivate those still waiting. First guy in our chain of buyers changed his mind a week before exchange and went for a mortgage, hope to exchange in the next day or two but who knows! This could push us to move out and in at the same time which we didn't want to do as we wanted a rest in between :-)

Pretty certain I'll never move again!!

Wow reading some of this stuff makes me feel lucky! We were always aiming to complete tomorrow and we are :) Offer accepted mid July, survey done and solicitor engaged end July, contracts signed last Friday picking up the keys tomorrow. Exciting times :D
 
Nice one. Mine is a short chain of only 3 properties & my offer was accepted first week of June. Another set back today but still hoping it will go through next week, just more likely to be the end of the week rather than the start. Annoying.
 
Looks like we might be exchanging next week, but updated paper work from bank has come through £1k less than agreed price, gonna try and get them to drop the £1k so dont have to go back to the bank.

Congrats dude, where did you go for in the end? Wasn't Swords was it? I heard people were queueing overnight to get hold of properties in a new development over there! Crazy!

It may be worth doing a pre-purchase survey for peace of mind but it's up to you - you wouldn't expect any issues, but I've heard of quality issues of new builds in Dublin, however this was mainly in the boom era when they were chucking places up. Hopefully it's better now.

If you have trouble finding a surveyor, give us a shout - however, mine wasn't the best or worse, but he did the job and certainly seemed competent in the structural side.
