The nervous wait to exchange....

I had similar come back on my survey. In this instance the seller did the artex himself in the mid 90s, meaning there should be no asbestos present in the ceilings.

Back on topic, I had my contract in the post today. Funds will be transferred Tuesday for exchange and completion on Friday. Nervous for the first time about it - such a big purchase for a single guy!
 
Got all the paperwork through the post from the solicitor on Friday. Going in on Thursday to sign the paperwork. Getting excited/nervous now :cool:
 
just a random question, how long does it normally take your conveyancer to reply to emails? what do you consider acceptable?

If I haven't responded in 48 hours I'll flag it and try and bump it to the top. 24 hours is nothing. Just depends on the content though and whether or not it's going to need an hour of review to reply!

2 weeks ago we paid the fee for the searches not had an update to even say shes requested them.

friday we had the home buyers report back so sent this to the solicitor as it said on the report that they needed to do some checks on guarantees (also asked if there was anything that we have missed being that we are first time buyers/we bought a new build before that was such a breeze we just signed a couple of bits of paper and job done)

asked for a general update on whats happening and whats happening next as we are pretty new to the buying bit (selling our solicitor would reply within a few hours and kept us updated every step of the way)

they have an online portal to check progress see below. theyve not updated it since the 25th despite the bits in red being done.

Exchanged today. Completion on 20th when we return from holiday.

Congratulations! Been using you as a bit of an example, so hopefully we should be exchanging in the next week or so :D

I'm not really sure if my solicitor is just a bit weird, but they only got round to sending me through the "Promissory note" that has to be returned to the FHTB team, last week. It was sent to them with a letter in MAY. Why they didn't send it to me then, I have no idea.

On the phone with JPAC, I then found out that once they receive the promissory note, they take up to 10 days to process everything and then the solicitor can apply for the money, which in turn takes 10 days due to BACS.

I was pretty annoyed to hear this.

:edit: I had a bit of a pop at the conveyancer's secretary today, after being treated like a bit of an afterthought. I'm glad I did, as the solicitor called just a few minutes ago and went over everything I wanted to cover. I don't often make a fuss... Maybe I should do it more often!
 
Accepted an offer on the house, so I should join this thread! As we are seriously thinking of a move to Scotland we need to wait while before we start looking, as things look to be a bit different with the house buying process up there.
We will be cash buyers once this house is sold so no mortgage to worry about.
 
Well, that didn't last long! Accepted an offer on Friday, EA just phoned to say the buyers chain had fallen apart and they have pulled out. :rolleyes:

Due to exchange Thursday this week if all goes to plan, then three weeks to wait between exchange and completion!
So, with a bit of luck, we take ownership on the 6th of August!

nope, a local firm who id read a lot of reviews about and has won some various awards.

i sent an email off to the conveyancing director at their main branch and things seem to have moved on better now. I deal with the admin to the conveyancer now and she replies to emails the same day, answers my calls and generally gets stuff done.

feel a lot happier now things are progressing. just waiting for surveys to come back now.

in the general scheme of things. once these have come back is there much else to do?

all the enquiries we've had from home buyers report have now been answered (wasnt many anyways) house is in really good shape and has been well maintained, no damp reported on survey (owner bought in 2011 and had a bit of damp sorted back then)

After 8 weeks, which feels like a lifetime, we complete tomorrow :D

Can't wait to get the keys, then the hard work starts. I have 9 days to paint 11 rooms and all hallways, replace carpets and run Cat6 everywhere.
 
We sent our signed contract off to our solicitor this week so wont be long now. The solicitors have been exceptional no need to chase them up i get an email every few days to say where they are up to. After all the horror stories i was worried i would need to be chasing them up all the time.

Solicitors kicked off today (and part payment grrrrrrrrrrr)
Mortgage paperwork in.

I am really on edge now, so i imagine the next 12 weeks are going to be hell :(

For some reason sellers solicitor are really dragging their feet over sending the contract to mine. Been two weeks now since it was requested, i keep mithering them and getting excuses. Mortgage is in place, surveys done but solicitor won't start the searches until they have the contract.
This should have been a nice, quick and straightforward sale!
