The nervous wait to exchange....

Home report is for scotland only now england used to HIPs i think but there gone now. Just the energy report for us.
I really agree it needs an overhaul better protection and none of this fear of gazumping.
 
ugh, we had agreed our house and had booked a property on a new development. We thought all was golden, but the developer is being an absolute tit, so we have withdrawn our booking. Lost £100 but probably worth it in the long run.

Now we have to start the house hunt all over, which also means that we have missed out on some of the houses we originally were interested in. We are going to press on with the sale of our home, so far the buyer isn't in a rush so we have a little time to play with, but if they want in then we will move in with some friends or my folks. Overall a pain in the ass and the missus is completely stressed out.
 
Sellers must provide a home report for buyers. These include a single survey (which gives the condition and value of the property), an energy report (which contains a house's energy efficiency rating and carbon dioxide emissions) and a property questionnaire (which includes general information such as a property's council tax band, factoring arrangements, the existence of any local authority notices and information about alterations that have been made).

It really makes sense. For example a house in the UK could have several people who are trying to buy it. They may all get to the point where they have a survey so the survey company (assuming they use one of the big ones) will probably have it on file and just re-print it. Hell they may even go out but do a really quick job as they've seen it before. In my eyes this is completely unfair so having the survey forced upon the seller makes sense.

They have it done once and can then give it out to numerous interested parties - it also speeds up the process massively.

I sent the 10% deposit to the solicitors today, cost me £30! Annoying as I have a further amount to send to them for the remainder of the upfront being paid, so that will cost another £30. I did ask them to give me the total amount to be paid, so I could avoid the double charge, but they insisted on the 10% only :(

Waiting to see if the sellers are ready to exchange now :(
 
Been told by the solicitor that he's offered exchange to the selling solicitors up intil 4.30pm. Just waiting on their call back... is it just me or does there seem to be a real lack of "chasing" being done by solicitors? It's as if it isn't common sense to follow something up, and it's entirely acceptable to just go "Oh, they didn't get back to us, oh well"! Makes my blood boil, because I have to spend my own time calling them and feeling like I'm the one that's somehow being a pain, when in reality I just want people to do their jobs and get things done in a timely manner.
 
Every house I've bought or sold I've had to chase the solicitor to the point that they get ****** off. On completion on the last house I was told that the money hadn't gone through (and then told by the removal company that they had moved our stuff in). I was chasing for a hour and nothing.

I then went into the estate agents to have a chat who phoned the solicitors and said the money had arrived and the keys were ready.

Flipping nightmare.

Chasing the solicitor again today, And got a response in under 15 minutes! I do think perhaps that is because they now have my deposit!

They also then called me to confirm I was happy with an exchange date of today, and completion on the 14th of August :D

Offer was accepted on 28th April
Notification of Sale was 5th May
Exchange due for today 21st July
Completion due 14th of August.

So, three and a half months from offer to completion. Longer than I would have liked, and not helped by the 3 weeks wanted by the sellers between exchange and completion.

Now, fingers crossed for the exchange today!

Frustrating yes

I have sympathy with how this is frustrating when you're waiting to get into a new property, it is however reasonable that things may take a little longer than you might like on the day. The Solicitors have likely got other things to do - which may be equally or more urgent than your settlement and also do in fact likely make enquiries after reasonable points in time during the day as opposed to say, ringing them at 0900 and then waiting until 1600 to check again.

They do this all day every day, and so for them it is not stressful (or certainly not as much as it can be for the buyers). It also depends on the level of service that you pay for and what type of solicitors you use. Often a more traditional firm will be more resourced and conscious of individual client needs than some of the conveyance shops (and the online outfits in particular that do cut price jobs for a few hundred pounds).

I used a reputable high-street firm for my conveyance and they were great, diligent and proactive in getting issues sorted for me with little or no prompting. It cost me about £1100, but it was worth it from my perspective to have high quality service.

Hopefully exchanged today so we can get it over and done with and I can stop calling 20 times per day to hold their hand through every step of the process.

It got to the point where I asked them if I could have the selling solicitor's number so I could confirm with them, as I just don't trust my solicitor to do the things they say they are going to.

this is what bugs me about the house move process. Everyone in the process knows how stressful it can be for the people going through it and yet they don't seem to want to help reduce that stress by doing the basics!

if you feel that strongly you might want to think about putting in a complaint at the end and have a conversation about their fees.
 
Just got the call to say exchange happened at midday, those stresses seem suddenly far in the past :p

Couldn't be more relieved. Christ, I never want to do this again :o

I am just waiting for the call now. Then I will finally allow myself to be become excited!!

We're in the same boat here. My inner pessimist won't let me get excited until we've exchanged. Sadly my wife isn't quite as pragmatic as I am, I wish she was though so I could get some peace and quiet :D

4 weeks into the process £750 put in so far for searches and surveys and the seller is now in 2 minds whether she wants to sell or not.

annoyed doesnt come close.

literally our perfect house in a perfect area at the price we needed it to be at. gutting
