The nervous wait to exchange....

Ahh man thats gutting, there really needs to recourse against this sort if thing. The vendor needs to be liable once any money has been placed on a property. Can you go to the small claims court or something.

the estate agents are going to speak to her today about it so just waiting for that to happen before we know for definite. I will contact my solicitor about it when we hear and see where we stand. i dont think we can get anything though.
 
Still waiting on a call back from the Solicitor, the exchange that was due yesterday, was moved to this morning, and no call. So I have called, no answer, left voice mail, emailed and sent smoke signals to find out what is going on..

Nervous.. :(
 
Call again and again and again until you find out what's going on. I finally lost my rag, and then within 2 hours things were done :p

If you've got other numbers for the solicitor then call those, ask to speak to his/her secretary, speak to someone in the same team....don't be fobbed off!
 
Had another email from ours today without prompting, I can only presume we have been very fortunate in our choice of solicitor, mind you the Bank Of Ireland will only deal with solicitors on their approved list. I feel sorry for people with solicitors that drag their feet its a stressful enough process.
 
Delayed till Friday now, apparently something to do with the mortgage. Something being different now to when I applied originally. I can only think it is the address, which seems a bit odd, seeing as I am actually moving house, and in with my parents during the process, which they knew about!
They say it would normally take 7 days to do, but they are going to turn it around before friday. Somehow I am not convinced!

Will take a proper look around the place tonight, note down work that I can get on with then commence tomorrow . Exciting :)

Just got the call to say exchange happened at midday, those stresses seem suddenly far in the past :p

Couldn't be more relieved. Christ, I never want to do this again :o

Help to buy was the smoothest part of the process. Quite annoying that it needed 10 days to send me a PIN and then 10 to send funds but to be honest I was pleasantly surprised by the system.

Now the annoying part is dealing with builders etc. I hate not knowing how good someone is gonna be.
 
Had offer accepted to buy a house on the 17th July. Estate agent sent info over to solicitor, waiting for info pack from them now, told should be here Thursday, if not, call them back. Got an appointment Friday to sign the mortgage agreement. I'm excited and nervous at the same time.
 
Due to a delay in our mortgage broker sending through some documents we're going to be several thousand pounds out of pocket :( The mortgage product we were going for has jumped .1%, increasing our monthly payment by £150 per month over two years ~ £3,600 in extra increase over the term of our 2 year fix.

Grrrr
 
I exchanged on Friday. Completion on Wednesday.
Took 8 weeks from when they accepted our offer which i think is good going :)
Had no issues at all- hassle free transaction.

Cost me:

£375 Home Survey
£890 Solicitor Fees (including all searches)
£230 Bank Fees (Includes for mortgage agreement and their valuation - HSBC)

£1,495

Stamp duty ontop obviously.

Nope. In my haste omitted a factor or two. He'd initially discussed 1.69% over 38 years, but the offer he obtained as a 35 year mortgage, which obviously skewed maths somewhat. And also we're borrowing slightly more as well :o

Turns out it's a £25 per month as opposed to £150. Still £300 a year more and £600 over the two year fix, which isn't ideal still. To answer your question though, a 1% increase would result in a £250 jump per month in our mortgage costs.

Unfortunately we have to go with a specific lender due to a combination of them lending at 5 times our earning, as opposed to some only going to 4 or 4.5, plus requiring only certain information from me due to my employment type. Bit of a faff really, but not too concerned in general.

Well just got the call that exchange should be happening today :D

We're just trying to set a completion date, the vendors wanted between the 1st August and 9th August, there's just no way we'll be ready to go then.
 
Exchange due today (again) 4th day its been bumped now.
Solicitor has gone AWOL again.

Estate agency called me saying the vendors want to know what is going on as they are ready to go?!

The sellers solicitors are always on the phone, and were pushing to exchange on Friday, but my solicitor had told me earlier it was agreed to do it on the following monday (today)??

The other solicitors told me that at 4pm they were ready, and could I get my guy to call them and proceed as they cannot get hold of him. He was AWOL again, not answering phone and emails.

Contacted (email and phone - voicemail) again this morning, on email asking if there are any sticking points, no response.

GAHHAGAAHAGAHAG. I hate this process. Getting a good solicitor seems to be very important, and it seems I managed to get a **** one. Actually, that's not fair, it seems I got one who might not actually exist!

I should moan more often, he just called me back and said he is going for exchange now!

Why dont you visit your solicitor? Demand some answers! They are making your life hell. Hate it when i read how some solicitors just have people down as a number or pay cheque. Some just dont give a mint!
 
why is is that when your not in a position to buy a million houses are nice and available and now after the first house falling through a week before exchange there are none. not 1 house that is suitable in the local area.
 
Had an offer accepted 22nd May... our solicitors still haven't received the contract pack from the vendors solicitors. :mad: :mad:
