The nervous wait to exchange....

I made the first payment to the solicitor last week so the searches could get underway. How long do the searches normally take?

I did the same, my solicitor said they normally take two weeks. As of Friday though they hadn't initiated the search because they hadn't received the plans from the developer :mad: As I'm buying a new build the "deadline" for exchange is the end of the month, people say there's always a bit of play in that deadline but I don't want to test it.

There's always plenty of play. Never had a new build purchase that actually exchanged before their deadline! Usually the developer's solicitors are the ones being slow.
 
Is this areas of Manchester? If so which areas? I'm looking to move early next year, and that could affect my budgeting a bit. I'm hoping to move with Stretford (unlikely due to lack of suitable housing stock) or Sale/Timperley.

This is in Chorlton, where house prices have gotten a bit stupid to be honest. You can get more for your money in Stretford, Sale and Timperley. Levenshulme is also experiencing quite a bit of demand I hear.

Whalley Range and Firswood are also worth considering.
 
I put an offer in on a property today. Went to an open house viewing last weekend - along with another 30 people. Put an offer in this morning, although we aren't too confident that we'll get it based on this competition. This is our first attempt at putting in an offer so will see how we go.

Still haven't heard back on our offer either way. Spoke with the agent today - apparently the vendor has been ill so hasn't had chance to discuss properly with husband yet. There were 12 offers in total on the property though!
 
today is the day for me to find out if i can get my keys friday.

wife spoke to sols last friday and she said if we can chase the mortgage company and get them to agree by wednesday then we should be good to go. we got them to call our sols yesterday and confirm it.

conveniently any time we call the sols today she's busy and isnt taking calls at the moment. gunna have to knock on the door i think. absolutely shocking company they are.

part way through they blamed the sellers solicitors for being slow and not sending the required info (the full contract package) we contacted the seller who called back saying they sent it all over to our sols.

turned out our sols had it all along and it had been in the office for 5 days as they had misplaced it.

Fingers crossed for you. If its a reasonable sized firm just call up the switchboard and ask to speak to the supervising partner on your file.

Once everything is (hopefully) sorted ask your solicitors for a copy of their complaints procedure and put in a complaint about the way your file was managed.

We offered £358,500 it went for 'considerably' more than this according to the agent. Got four more viewings lined up this weekend!

not yet. im not going to be able to use it for a little while anyways, every room needs refurbing. 15 new sockets adding, new bathroom, new kitchen.

but BT have a deal where you get a free £100 sainsburys gift card so may order it soon so its all ready when i do decide i need it.

Crazy. The house that I'm buying is pretty much the same but with a larger garden. That was on for £110k. I'm so glad I live where I do. :)

today is apparently the day I exchange/complete

and then the fun begins.

well the seller called us to say their sols had rung at 9:30 this morning to say theyd exchanged contracts. and weve had another call saying its all done and dusted and they have their money.

our solicitors called us about 30 mins after to say its all done.

woohoo.
