Woohoo nice one.
Thanks!
A bit late to the party but congrats!

Feels like we were on the ride together for a while so I’m glad you got there in the end.

Enjoy your new place! :)
Yea i believe we was! THe process started around late july. It wasnt plain sailing.

Infact, a few weeks ago my missus and i was stressing because as some of you may know, im a freelancer and about 3 weeks ago, my previous contract gig ended all of a sudden without warning and just a 5 day notice(i was meant to stay there until end of the year) and so me and the missus were very worried that our lender may cancel our mortage application based on the fact that i dont have a current live contract gig(i have silly amount of money in my company accounts though).

I managed to find another contract gig and statrted last week! I was relieved when i got it and i was under immense pressure as in my industry, we still need to do a very technical interview process on most places. SO you can imagine the stress and pressure in order to do very good in that one interview i had!!!

Its been a journey for sure! We also had one property we had offer accepted gone to waste as the owner changed there mind but thankfully at the very early stages(within 2 weeks of having our offer accepted).

Now we have a long journey ahead in rennovating the property!

NIce.

good luck!

Good luck with the move! Exciting times. :)

Don't forget insurance. Congrats.

House sale fell through :(
Had a suspicion of a leak behind the bath, insisted the owner take the bath panel off (siliconed on) they where very unwilling but caved after I pushed it. Turns out there has been a leak behind the bath, the floor in the bathroom is ruined and the wood/wall is rotting away, smelled when I stuck my head in.

Lost £375 in search fees (raised a dispute with the bank)

Back to the search.......

Welcome to the party pal. Good on you for pursuing and seeing the issue first hand in all the horror.

Not sure I said, but we exchanged on our house a few weeks ago (pulled out of X3 post survey and searches).

Move in 2 weeks, but I'm chilling whilst away abroad with work.

Ordere a nice new Tumble dryer, washing machine and dishwasher ready to come when we move in, then the removals company bring everything from storage 2 days after completion.

Its depressing but fixing the issue would have involved ripping the bathroom out and however far the water got the cost would have been massive.

Found a different house yesterday on a new build estate, due to for completion in July/August 2023 but it comes with a paved driveway, turfed back garden, intergrated kitchen appliances (induction hob), overhead shower, and obviously my own options of finishing (3 bed semi)
Its on the discount open market value scheme on an estate with £300-400k houses for the most part with a couple in the £200k range (one of the ones I'm interested in)
It does have the downside of estate management fees, think its £150-200 which I'm hessitant on but the area itself is lovely and spacious.
There are three houses on the scheme available (2 semi and 1 mid), I'm first in line for reservations as I got onto them straight away and already had all the details to hand they need for the application.
Have an appointment tomorrow to go to the marketing suite and have a list of quesitons such as broadband provider (pretty sure its Virgin), management fee rules (residents can change if needed) and option prices as I would want ethernet sockets and a walk in shower.

Check it's proper freehold and not leasehold and the management contract carefully.. Ive heard some horror stories about some in that they can keep increasing the fees and there's not much residents can do about it.

Its freehold but any of them can be concidered "fleeceholds" nowdays.
Most important part is if the Management company is fixed from what I've read and if the residents have no say over anything.

We should be confirming an exchange/completion date this week for our purchase.
We have direct comms with our vendor and have both agreed between us we want to aim to complete on 2nd December and have both expressed this to our respective solicitors, who don't seem to think that should be a problem
So i'm hoping we can get them to confirm that will be what is happening at some point this week.

Went out today and popped a deposit down on a sofa for delivery next Jan/Feb earlier! Just need to box off a new bed for early Dec and we're golden.

Have you concidered some of the online matresses?
Got a Emma Original Matress delivered a week ago and its so comfy.
Funny you should say that, the original purpose of going out to furniture shops this afternoon was to test out the Emma mattress at Furniture Village.
We were happy with how the store ones felt so will 90% likely be ordering the Emma Premium online. I know the Emma Premium online mattresses are slightly different to the versions in the store (Diamond/Helix/Smart) but they were all around double the price of the Emma Premium and aside from a different foam I couldn't really tell much apart - not double the price difference anyway.

A good thing to keep in mind is if you message them saying you are finding the mattress too firm they will send you a comfort layer addon for free. Unzip the top, add the comfort layer then zip it back up. Same material they use in their pillows, makes it alittle softer.

I have the Emma Platform Bed and Original Mattress (double) got it for £400 in total in the early black friday sales (with a refferal code) and then hopefully some TCB on top. Get £20 off then after the trial period the refferee gets £20 cash.
The odd thing is that the mattress is £380 on its own and the platform bed is £210 on its own getting them together adds a big discount.
A platform style bed isn't for everyone, but I like the minimilistic style, dont think the premium one is included in that bundle though.

Thats good to know.

Yeh, im not keen on that platform bed. We're probably going to get a Divan Ottoman just so we have more storage.

Without wanting to derail this thread, I did notice that Wayfair had the Emma Premium for £609 delivered for the Super King Size, which is even cheaper than going direct. Just need to make sure its the most current "version" of it and not some older, lower specced type (if thats possible).
