Yup.. I walked away from a sale as it was priced as if it was pristine. It actually needed serious work to the value of about 25% of the house.
The vendors were all 'shocked pikachu face' when I asked for a price drop.

Plenty of chancers out there!
remember surveys are major butt covering :p

Neve know the vendors may have never even noticed whatever "issues" the survey alluded to

Hoping to get our mortgage offer this week and have an exchange/completion date set by the end of the week!

Will be annoyed if Nationwide ask for even more documents for our application this week though.
 
We had our survey back and it was actually really decent. They only flagged genuine things and nothing major came up. However, he has valued it 25k less than the price we agreed, mostly due to the current circumstances

We are going to try and negotiate now, as it was the top end of our budget anyway and times have changed since our offer was accepted. But we are locked in for 5 years at 3.8% and basically if they say no to budging, we will end up buying it anyway. It's the sort of house we can happily live in for a good 10-20 years

Been trying to contact the estate agent for a good few days, but surprisingly they aren't getting back to us

We just got the email from Nationwide this morning that they have issues an offer. Woo.
Says it is in the post - do they not normally email them over?
Will our broker know if they have offered the full amount or do we have to wait for whatever lands in the post?

Our broker had the details available within a few hours of the text/email we got from nationwide. I would have thought the email wouldn’t say they’ve offered it if it wasn’t for the amount you asked for. We also had a message prior to this to say the valuation had been done and approved. If you’ve got that you should be golden.
 
We never got any valuation texts but after calling Nationwide last week it turns out they did a desktop valuation which it appears they were happy enough with so never bothered with an in-person one.

Just waiting for my broker to send over the offer so I can ship it over to our solicitor so he can get the ball rolling on everything. Hoping by the end of this week we will have a rough idea of exchange and completion.
 
The estate agent is not liking us trying to lower our offer at this stage, no surprise there. They're just not accepting that the market has shifted since our offer was accepted

They're now selling us best price guides generated through some estate agent portal on right move. Anyone have experience with this? We will go forward with the agreed price, but we are deffo trying our luck and holding firm for a bit
 
Just got all the paperwork through from the solicitors for my purchase. It includes a bunch of land registry docs dating back to 2010. I assume this is to show the transfer of the land through time to where it is now? My house is a new build built on some subdivided property, so I assume this shows that the land it is built on was someone's to sell at some point kind of thing?

The contact is all in legalese and makes little sense to me.

When I purchased my first home (the one I am currently selling) I got quite an in-depth report detailing all the things to be aware of. No sign of that with these solicitors. I should though, right? This is what I'm paying them for? Might seem a silly question but I want to ensure my expectations are not wrong.

EDIT: Just had an email from the solicitor including the report that should have been included in the previous email. So I wasn't wrong :p

Well today is the day we do the simulation exchange and completion. Wish me luck.

Our solicitor Diddnt actually give us a play by play book on what will happen today!

Do I need to do anything myself besides collecting the keys?
 
Finally some movement, some late enquiries to complete regarding the fensa indemnity insurance (£34) and waiting for my buyers funds to clear with their solicitor and then I think we can exchange and complete in next 2 weeks.

So, removal people. Can I just call them and give them a rough date. I've no idea I can't even remember what we did 2 years ago already.
