The nervous wait to exchange....

How long do cash only purchase conveyances normally take? We have been going one week and it would be nice to complete at the end of November. 5 to 6 weeks. Nothing to sell.

We sold our last house to a cash buyer in a hurry. The didn’t do any searches, basically took out indemnity insurance against everything and it was all done in about six weeks. We moved into rental, so there was no chain at all.

The estate agent said it was one of the fastest sales they’d see for about five years.
 
Well i have just got a date for a simultanous exchange and completion for next Wednesday!!

Still a long way to go as the solictor needs to request the funds from the lender and hope that all goes well.

Our account has just been rinsed too as we transfered the deposit and legal fees this morning!

nice work. seems like there is no minimum timeframe they can give you for it all to go through!

i was hoping there would be some grace period of like 4 weeks so you have time to sort things out (ie i need carpets and there is a 4 week lead time, i have a 4 week notice period etc..)

ahhhhhhh im going insane.
so my original planned date (2nd Nov) has passed and im still receiving additional enquiries from the buyer solicitor including FENSA certificate !! I don't have one in my possession and nor does FENSA have a record of it. So they have asked for indemnity insurance. Right so I did some digging and it's usually only a mortgage lender that requires that for lending. But my buyer is a cash buyer so is this just the solictior fecthing for more money out of me.
I have 3 weeks now before my next mortgage payment on a follow on rate which is £400 more than before. I can't afford that and these solicitors are playing off each other.

That's rough, I didn't ask for that crap when I bought - survey said the windows were ok and they all work/look in decent condition, so don't care.
 
The buyer hasn't even done a survey, which is why it makes no sense. She didnt even want to view the property when she put in an offer !! so why kick up a fuss. THis coming from the buyer who wanted it all done and dusted asap yet has dragged her hells for 3+ months
 
Sounds like a nightmare fella. I was told to get FENSA indemnity and went onto the open market. I paid £150ish IIRC and £120 of that was admin fees. My solicitor wanted £250 to arrange it...

yeah haven't been told what the cost is yet but thanks for the tip. When you say open market do you just mean you went looking elsewhere for the indemnity

Drop them an email and they'll ask some super basic Qs. They then quote you, mine was £117.48 and the insurance component of that was £37.48. The rest is admin.

Easier to just get it done privately and tell your solicitor right now you'll get it done, thank you mam/sir, let's move on - then policy comes through almost immediately once you've paid via BACS.

Yea there is normally a grace period, Basically between exchange of contracts and completion but we wanted it to be done on the same day.

Our conveyenosor says taht typically the gap between the two is 1-2 weeks but we just wanted it done ASAP as things can still go wrong after the exchange of contracts...
 
Why don't people maintain houses. We had the survey result yesterday and the number of disappointing failures of easy maintenance are obvious.

Yup.. I walked away from a sale as it was priced as if it was pristine. It actually needed serious work to the value of about 25% of the house.
The vendors were all 'shocked pikachu face' when I asked for a price drop.

Plenty of chancers out there!
