The nervous wait to exchange....

Has anyone got any advice for when a solicitor just seemingly stops doing any work?

Up to about two weeks ago they have been excellent. Searches and all other paperwork turned around very quickly. The only thing left to do is review the minor comments from the vendors' solicitor and sort a completion date. In pretty much every aspect the sale has been hassle free, so it feels like they have realised there is no potential for additional fees and so have moved on to other jobs.

Other than getting stroppier with the poor assistant is there anything else I can do?

Phone up and talk to the person looking after your file, it could be that they have reviewed the comments and gone back for more information.

If you can't talk to the person looking after your case ask to speak to one of their colleagues in the same team and get them to look at it.

ours was useless, constantly chasing them seemed to work though.

my view was the more i chased the quicker theyd wanna get rid of me.

Not gonna happen, they have their own cases to deal with and it's going to take far longer for someone new to review where it's up to and deal with it than let the original person deal with it.

That's just a waste of yours and their time really.

Some people just don't accept that solicitors have more than just their own case to deal with and some are far more important than others. At the end of the day who's going to get the priority treatment, the average couple who are selling their house and moving out of area or the developer down the road with 50 imminent sales? I'm not saying it's necessarily right or fair, but it's life!

I've had people practically scream at me for not getting things done the very second they wanted. Little did they know that I'd been working 10+ hour days all week and was overloaded due to a colleague having a death in the family. But I must still get their exchange done on Thursday rather than Friday or the entire world will end!!!!! :mad::rolleyes:
 
Now the seller advised of a completion of the 30th October which is next Friday, how realistic does this sound with the little issues outstanding?

Sounds reasonable except you have a mortgage that likely needs 5 working days' notice for draw down of funds. If the solicitor gets everything done on Monday you have a chance! But it's really impossible to tell without knowing why he wants the Lease.

So today we got the copy of the lease today from the seller. Our solicitor said he wanted to get a copy of it as in the future we may need to due to the registers still being separate and not merged with the new freehold register, fair enough.

Also planning permission documentation confirming the correct date was sent over to to our buyers this afternoon too, amazing what can happen in a day!

Now my solicitor advises the only thing holding back exchange is just the buyers solicitor confirming to proceed after receiving the documents. Our buyer has been chasing him today too.

Looking a little more hopeful now if we can exchange on Monday I will be happy :)
 
We've recently been through similar in the same area as you we used C&T near sainsbury's and out of all the lawyers we've used over the years they seemed to be the best in the end. Would use them again.

Congrats on getting this far. Do you know a decent joiner.....lol

We are using the same mate :)

They do seem very good and always seem to be ahead of the game and just waiting on the buyer or sellers side so all in all pretty good.

As for a joiner, I don't to be honest im afraid.

well I've found out I'm totally shot :(

I've always called my self by what I class as my full name (I'll just use intials) SJFP

However it seem's that as it's not my full name - which on just 2 documents is SJP :(

So I have to do 1 of 2 options
1 - Change everything to SJP
2 - Change by depoll my name to SJFP

Truely gutted as it means I have to with draw my offer now cause of the timescales involved :(
 
Another week, another chance of exchanging..

We had instructed our solicitors on 22nd June, sold on them because the seller's had the same solicitors (different branch) and it would be 'quicker and easier' for all :rolleyes: more like the estate agents wanted two referral payouts and we go at the bottom of the long list of clients for the solicitor. Sigh..

I've always called my self by what I class as my full name (I'll just use intials) SJFP

However it seem's that as it's not my full name - which on just 2 documents is SJP :(

So I have to do 1 of 2 options
1 - Change everything to SJP
2 - Change by depoll my name to SJFP

Truely gutted as it means I have to with draw my offer now cause of the timescales involved :(
My Missus mispelt her middle name (Anne) on our app form (missed the e).
Had to redo a lot of the paper work because of it. That was annoying hope you get it sorted nice and quick.
 
Hi all,

Nothing again today..

We are just waiting on the seller to confirm the completion date now of this Friday (although they originally suggested it) but it needs to be officially confirmed then we can exchange. Redemption statement been requested for current mortgage ready for Friday too.

Is it normal that exchange and completion seems to happen very close together these days when selling and buying?

It seems soo close now but still so far away!

I was supposed to be completing on Friday, but got a call from the estate agent saying the earliest the buyers for ours can do is Tuesday. Only four days but its doing my head in.
 
So today.... nothing again.

Spoke to my solicitor this afternoon and the buyers of our house have confirmed Friday no problem and are ready to exchange.

A little later got an email saying the sellers or the place we are buying are now waiting for a final point from their mortgagee's. Now I queried this as the property it supposed to be chain free but sounds like this may not be the case?

I thought maybe they are just waiting on a redemption statement but so are out solicitors and this would not hold up the exchange.

Friday is getting closer and closer but with still no 100% answer. Ive had to start booking van rentals and stuff so dont want to be loosing out there...

Lets see what tomorrow brings.
 
I've just jumped into the market - put an offer on a house at asking here in SW2. One other offer also at asking and one just below has been submitted since... I reckon it will go to a 'best and final offer' scenario. Yikes!
