The nervous wait to exchange....

Completed at 9:30 yesterday morning. It feels so odd. Still does.

Got a small list of jobs to do at the moment, nothing too interesting, mainly sorting out energy, water and council tax. We don't plan on moving in straight away so we can get by without paying CT or water rates for a while.

Going to get the electrics looked at tonight and look at getting the white goods and the limited furniture we do have down there.
 
we completed mid month so our first payment was on the 2nd of the following month and was for 1 month plus 2 weeks (from completion to first payment)
 
Ah right ok - well thats do able for me then.

So if I complete at the start of the month,

Ask for a payment date of 1st of each month it'd 20-30 odd days intrest + 1 months payment?
 
Does anybody have any experience of the price changing just before exchange as a buyer?

Basically, what we thought we were getting and what we're actually getting land wise are different and as such, we've negotiated a lower price.

Our mortgage offer, the contracts drawn up, and everything else was based on the higher price though.

Our solicitor has informed our mortgage provider who have gone away to look at it, it's taking ages for them to decide though, longer than the initial offer took to get.

I guess if anybody has ever done a bit of gazundering, I imagine it's the same process. Not sure why gazundering happens though with how much trouble it seems to cause to the mortgage (unless it's in cash buyer situations only?).

An update, yesterday evening I got an e-mail from my solicitor saying that the mortgage provider's legal team were happy with it and had referred it to the underwriter to perform a new valuation based on the new land situation. I was expecting them to have to send a valuer to the property again.

This afternoon I got an e-mail from my mortgage broker saying that they'd received word that my mortgage offer had been revised and was on its way to me, my solicitor and the broker.

So all seems to be back on track. :cool:
 
I've just had an offer accepted on a repossession, 20 days until exchange of contracts. I'm absolutely pooping myself in case someone offers more, which they quite likely will as it's at a very good price in a new development.

20 sleepless nights ahead for me, at least!
 
Rare that repo's actually exchange within the deadline, usually not a problem though unless there are more offers coming in. So to make you more uneasy, could be more than 20 sleepless nights ahead :p :cool:
 
Another day.... nothing.

Still waiting on exchange for completion Friday.

Hope it still goes ahead as I have the van booked, sky booked and a day off work.

Our buyer is ready to exchange and been chasing for it. The issue is with the seller they are now trying to push a purchase through at the same time as a sale which I went ballistic at the estate agent for today as it was supposed to be no chain!

Hopefully they are trying it on and if the don't have enough time just go with it.
 
Exchange for my property has been extended by a week (another repo house).

It seems they want to do completion and exchange on the same day, however, which is all fine by me :D
 
Having accepted an offer a couple of weeks ago, we're going through all the paperwork from our solicitors wanting to know inside leg measurements, favourite food and the like.

The house we are selling is entirely in my misses name and despite telling the solicitors this, my name is repeatedly mentioned in the paperwork as a seller and half-way through, my surname changes to hers :rolleyes:
 
So told today its 99.999% likely we complete tomorrow
Not sure if we even exchanged or not, all got confusing but who cares ;)

So tomorrow I need to bunk of work early, and then pick up the keys for an evening rekkie of what needs to be done.
Luckily we will give 1 months notice on rented so I get a couple of weeks to do most jobs and order interwebs etc
Need to find that guy on here who has helped others with offers :)

Still had not exchanged and was hoping to exchange today and complete tomorrow. Sellers side kept saying 30th is fine but I was always a bit skeptical as to why we had not exchanged.

Got a call at 10:30 saying the seller is not going to get the mortgage sorted in time for tomorrow. I hit the roof as this was a chain free sale and no one knew about this related purchase until today.

After a lot of calls to cancel moving and to solicitors and estate agents we finally exchanged around 4pm with a completion next Friday. Seller has now agreed to complete and find alternative accommodation if they are not ready.

After a crazy morning I feel like a weight has been lifted even though its been delayer we now know this is definite for next Friday. We are also very lucky the buyer of our property is not in a chain and not in a rush to move into our place so are fine with the delay.

Roll on next Friday... I defiantly will not be moving again!

glad its sorted for you, sounds like quite a stressful day :(

Good news

The tenant in the property has signed his contract and is vacating the house on Monday (which is also my birthday funnily enough).

So on the Monday morning I inspect the property and then as long as it's OK then we should be exchanging on Monday/Tuesday and completing on Friday 30th... Hooray

So after the tenant not handing in the keys till Tuesday, I got to see the property yesterday and all was OK (phew).

So I rung the solicitor and asked to speed up the process so we can exchange, they responded saying that the gift from my parents needs to be confirmed by the lender.
At this point I laid into the solicitor and asked why she's left it till the last minute. She's had ALL the information for weeks now, why has she left it to the last minute.

This has delayed me getting the keys by another two weeks!

Once this is over I'll be writing a strongly worded letter to the solicitor explaining how dissatisfied I am with their service.
