The nervous wait to exchange....

Looks like interest rates are rising again!
Yeh I know, that'll probaby screw me. Guess I need to think about early repayment charges instead of waiting for rates to increase (or stay the same or decrease)

Product - FAW332, Basis of charge
1.30% of the amount repaid on or before 31/12/2023
The maximum early repayment charge you will pay is £9,617.45. Should you decide to repay this loan early, please contact us to ascertain the exact level of the early repayment charge at that moment

We are fortunate enough to be mortgage free at 44 in our forever home. Well, we have around 17k left on it but have the money in my account to pay that off before my fixed rate.of 1.08 ends in January.
I started with interest rates of 6-7% then they went historically low and I managed to over pay. But it was meeting my fiancé, who also had a house, that made paying it off possible.
I feel for people with the increase in rates atm, but just do your best to hang in there and it will get easier again. With my first house I had months where I barely had £20 at the end to save, but I'm glad I stuck it out!
Being mortgage free is a lovely feeling, but now there is a pension to worry about :D

Might be mortgage free, but then we'll probably want to move into a bigger house so need another mortgage... so sell or let out the place we (I) currenty have. Yeh, then there's pension too

We've inherited just shy of £100k, trying to decide whether to use it to move house or just sit on it for a while.

Don't send to Azza, it's a scam.

Sorry for your loss.

Thank you.

Ok the money front don't sit on it while inflation eats it. Move house or buy some other asset
Yeah, sit on it meant we would do something with it, savings short term and then see an IFA. Rather than spend it.

Need to do our bathroom and pay for wedding, which we have money for anyway, just use a little as a top up. Further 3 months savings into savings and the remainder invested somewhere. Out mortgage is 1.54% until 2026 so makes very little sense to overpay.

Finally completed my house purchase today, was inherited from my father in 2018 and my brother and I owned 50% each. I stupidly expected to find something long before now but I couldn't compete with people buying blind during COVID and the quality, size and price of the new builds around me suck so it didn't happen.

Expected the process to take a few weeks as I was a cash buyer but it started second week of Jan and took 11 weeks to the day.

Is it right when you submit a remotgate application beginning of march to complete in 3rd June the solicitors don't have to do much until may when they request a redemption statement from my current lender ?

Are Barclays likely to reduce their rates down anytime soon anyone know ?

Conveyancing solicitors are a law unto themselves. Just dont hold your breath!

For anyone who has dealt with probate before, the estate agent is advising us that the probate has now been registered. Is this a good thing and hopefully will all be complete soon?

Been waiting for this since last July

Once they get probate, it takes up to a week for the paperwork to come though, the sellers forward it to their solicitor and they forward it to yours.

For you, it’s basically just their authority to sell someone else’s house. Once it’s in place, you can exchange and complete very quickly assuming you are otherwise ready.

I dealt with this recently as a seller and it took about 20 weeks to get probate. Exchange and completion happend the following week after the certificate landed in our solicitors hands.

You should be having conversations with your solicitor about exchange and completion dates any day.
