The nervous wait to exchange....

I know this is a long shot, i'm being lent 100,000 to buy a house from family members and my sister wants to cover herself as its a lot of money so would like a charging order on the house, would this affect me being able to get a mortage?

It probably depends if this is your total deposit, if it is I suspect you will struggle to get a mortgage.

If your borrowing plus this amounts to under 90% of purchase price your probably fine.

In between will probably be lender specific.

But as always in these situations the best bet is a mortgage advisor.

Well the 100k is to buy the house, then do it up, then get a mortgage.

Oh thats diff to what i got from Nationwide in Nov, obviously the stuff in it varies

I had some nice german chocolate/biscuit some teabags and mugs and some other bits n bobs
Have a voucher for Purple shirt place and a free BG boiler service as well
Neither were used as boiler was serviced start of Nov as one of my conditions to vendor and I didnt need anything from purple shirts but if boiler hadnt of been serviced would have been a great gift :)
 
I had a lot of Ikea stuff in mine which I'm still using a couple of years on.

The guy who delivered it just delivered these boxes all day.

Think I had teh CIF, some kitchen / toilet towels / cups / scourers / bleach / hand wash / chopping boards, bowels, bin bags and some other bits and bobs - not nearly as much choclate as I wished!

Thats pretty cool, when we got our first place we didn't get anything from Nationwide, but good to know the £1k reservation fee is being well used - will look forward to receiving that in April :)

Might not tell the wife though, nice surprise for her
 
Well I'm not waiting to exchange but it seemed a suitable thread to complain in. I found a house which is perfect and has everything I'm looking for - two big gardens, a double drive and a double garage. I never would've thought I could get a house as good within my budget.

Anyway, the vendor tells the estate agent what I'd have to offer to buy the house. I offered that price, she rejects it. I offer £2000 more, she rejects it. WTF? Now she says she wants £5000 more. WHY DID YOU SAY YOU'D ACCEPT THIS PRICE, YOU DAFT BAT?!

Thank you :) Successfully moved in on Monday - never moving again /grumble but at least I'm in. It's a new build house but so far only one significant snag and that's in the garage which is leaking somewhere, big puddle on the concrete floor with all the heavy rain we've been having. Builders have acknowledged the problem but are being a bit cagey about what the problem is and how to solve it. Overall I'm pretty happy though.
 
I got a little tool kit, picture hanging hooks, crisps, salsa and a bottle of wine from Lloyds. To be honest, I'd much have preferred the cleaning products!
 
Does anyone know if a change of jobs will affect your ability to get a mortgage?

I've been in my current position 1year 3 months and will look to buy in possibly as little as six months. If I change jobs (salary will be similar /increase) will this affect my/our ability to get a mortgage?

I would be looking to buy with the Mrs if it makes a difference at 4* ish our combined salaries (earning similar amount) and 10+% deposit

Most mortgage lenders won't lend unless you're out of your probation period and/or been with your employer at least 6 months.
 
In the space of a 10 minute phone call this afternoon I've gone from "the seller will be withdrawing the property from the market unless we complete next week" to "we'll exchange today" lol. Sat here at work shaking and checking my email every few minutes. House buying is such a PITA :mad: I'm going to be a nervous wreck at the end of this.

When I bought my place we had a dispute regarding a fence. It was written into the contract to replace the existing fence with a 'NEW' fence. He goes and get some trade school flunkie to bang a few nails and call it new/repaired.

Argument ensue and he tells his solicitor to withdraw from the sale and place the house back on the market. He politely gets told to check his contract. Tries wiggling for a few days and then grudgingly offers a 2k discount to 'repair' the fence myself. Take into account it's a boundary fence and I would've had to get the neighbors on board as well. I decline and ask for 10k. Long story short, I accepted a 9k discount on agreed sale price and ended up fixing the fence myself for a few 100 bucks. All this messing around and chest thumping and he could've save himself a lot of money.
 
well after the gift of a free hamper I have received a £500 payment in my bank after contacing my bank and them telling me whihc bank issued it I worked it it was my mortgage provider, and that they are giving first time buyers a nice £500 cashback.

I wasn't even aware of this, so happy days!
