The nervous wait to exchange....

House looks great Ace. Have you any plans on changing anything?

I want to have a new kitchen fitted, the cupboards are old and dated now. I plan to skim the artex from the bedrooms as they are all artex'd. The lounge and conservatory needs nothing doing and the bathroom is the same.

Carpets in the house are all (except kitchen) less than 1 year old, so they are fine.

The loft is all floor boarded and carpeted too, and the roof is all plaster boarded, but needs fresh paint. I may create a cinema room up there, I have a 3d 1080p LED projector already for it - the problem is making a nice stairwell up there.

now only a 3 month wait to complete :( - should be in by the end of March, got to hope the mortgage people don't pull the offer randomly!

Did you mortgage offer not have a cut off date on it? Mine was valid till 31st May 2016!
 
That's was something I checked before even viewing any properties.

So did I. The exchange is enabled but apparently the green box at the end of the street needs doing and for some reason they engineers won't put it in for new builds on day one. Hopefully won't be living in the dark ages for too long ;)
 
Question - Has anyone every recived a mortage offer between christmas and new year?

The surveyer went in on tuesday so hoping thats ok.

I know my broker and the soliceter aren't open till next Monday, but I'd really like to see some sort of movement
 
ah, you're moving to a new build, usually its only 2-3 months till you get fibre then.

Well, all up to weather it's in BTs plans and they deem it commercially viable :/

Unless BT are running FTTP to the development there's no guarantee they'll do anything.

2 years and counting with an out of the box speed sub 2 meg for our development, 250 or so houses on this cab but BT say not in their 2016 plans as not marked as commercially viable. Yet they are running FTTP to the newer builds on the developments next door, mental.
 
Still waiting on our vendor to find a new place so hasn't been much movement on my purchase recently.

I have had some recommendations for solicitors and haven't instructed anyone yet as obviously we haven't had any movement yet. I had wondered if it would be worth getting the solicitors all lined up with everything that they need so they can hit the ground running as soon as we hear from the vendor.

At this point however I don't know who I would be going for with the mortgage so how I wouldn't know if the solicitor was approved by the mortgage lender - is this something I really need to worry about?
 
Me and the GF are planning to get a house this year, we just about have the deposit for the price range we want to get, starting to narrow down some options in terms of house style and what the area has to offer.

As long as it has FTTC/FTTP or VM, im happy :D

Well you will want to get your mortgage in principal sorted if you want to get things moving as fast as possible. So get yourself to a broker or something and get that sorted.

I wouldn't have thought you need to worry about approved solicitors. It doesn't really concern the mortgage lender. At least I've not heard of this before.

He said that we should talk again once the vendor is ready to start the process as applying for a mortgage now would begin to incur fees and also the product might become unavailable or offer might expire. We had our offer accepted in October so is a while we have been waiting!
 
usually a mortgage offer is valid for 3-6 months max. Ours was valid till the 1st March and we were accepted on the 28th October.

That was with Nationwide.

Oh very good. Looks like you're in a good position once you've found a solicitor.

I'd find a solicitor and get a contract from them but don't instruct until your good to go, otherwise they may waste time (=money) doing work that is irrelevant if either there's a delay or the chain falls apart.

Searches less than 3 months old may be a condition of your mortgage (when you get one) so doing them too far in advance can be an issue - Nationwide in our case have this clause.
