The nervous wait to exchange....

So I had a fun day, my solicitors don't seem to be able to get any response from the builder's solicitors, so I've been passing messages between my solicitor and the sales team, who have been pressuring their legal team to do things. I was told in no uncertain terms that if we didn't exchange today that my purchase would be 'reviewed' i.e. they'll put the price up next week. We didn't exchange today. I feel sick now, it's going to be a long weekend. The only glimmer is that the sales agent didn't repeat his threat when I told him we wouldn't be exchanging - hopefully he's bluffing about that. This is all so stupid, we were practically ready to exchange weeks ago but for the solicitors inability to speak to each other. :mad:

I'm sure he's bluffing, plus sounds like it was their fault anyway.
 
Just done pre-exchange viewing so all set for Monday - estate agent had the history and it turns out some of the stuff we were worried had been added without planning is about 25 years old Instead of around 9ish so much happier :)
The planning application submitted in 2005 doesn't appear to have been followed through with, would be interesting to see what they got permission for though.
 
Went in on Friday to see everybody else moving in :(

Developer gave us the move in as a Christmas present, so on Monday a firm is coming to move everything in for us.

Completing on Monday, but they said they'll leave the door open for us to do the moving in even before the completion is finalized :D

Can't wait!
 
We are meant to exchange tomorrow (have a solicitor appointment at 8am). Got a call yesterday saying the buyer wants to come for a viewing to measure for carpets and ask about the boiler.

Really worried they won't exchange till after viewing and will try to reduce the price. They're buy to let investors.

Remember that if they pull out now then there's going to be a mad rush for BTL properties in the first three months of 2016 to avoid the stamp duty increase for BTL buyers.

If they are this far along they are likely to have spent a fare amount of money on surveys, mortgage arrangement etc - unless there's a huge issue it's very doubtful that they'll try and scupper things this late on.

indeed - you're probably in a better position to start changing the price etc than they are :)
 
We're not exchanging this week :(

Our vendor is moving to a retirement apartment so the management company needed proof of age before they would release consent. They've still not done so, and he vendors solicitor has said "well I finish on Wednesday and not back in until 5th january" so that's that :(

Been told to expect the 3rd week of January for completion, 2nd if we are lucky.

We have just exchanged! WOOP!

now only a 3 month wait to complete :( - should be in by the end of March, got to hope the mortgage people don't pull the offer randomly!

Congratz fella. Still waiting to hear if my purchase is still going ahead or not :( if it does then I'll be completing on the 23rd.
