Victorian renovation build log

Slow progress due to a nice long holiday and work being busy.

Plumber booked in so did some adhoc decorating before rads fitted

And radiators on

I tried to save the original window arcitrave, as I had done elsewhere in the house, but it was in poor condition and lot split getting it off.
So I’m redoing it in the same style using the arcitrave I have elsewhere in the house.
I made new window sills from some old hardwood shelves I kept in the garage for 8 years, just in case

The original window arcitrave here went to the floor with an inset radiator, so I’ve kept that style. The sill is a new addition.

@Buffman rooms are pretty hot with all the solar gain and no curtains!
It’s slimline double glazed sashes in the original frames all draught proofed
Getting measured for shutters on Monday that should help regulate the temperature

@Mason- wow that looks great. How much flex does the plaster coving have?
My ceiling has a gentle bow towards the middle

Slow progress, but little update

The room is really warm and quiet, it’s so much better than it was and well worth all the effort it’s taken!

Now the focus is on the master bedroom. I’ve got to install 25m of coving and make our ikea pax wardrobes loom built in!

@Mason- the picture rail is wooden and from a local timber yard

Ok, big confession…. The coving is actually expanded polystyrene
Cost <£200 and took me 2 hours to do the whole room

Now focussed on the master bedroom.
Put up 25 metres of XPS cornice and a ceiling rose and stuck up a chandelier

You can see in the last picture the bow of the old ceiling, hopefully won’t be too noticeable once it’s all finished

Another year (and some), another update

Nearly all my focus this year has been on commercial expansion so the house has been progressing in small bursts

First off had the shutters fitted - not blackout but plenty dark enough for us

Then it was a lot of painting and hanging the bathroom doors. The idea is for the bathroom doors to look like another cupboard/wardrobe

More dodgy joinery my me, thank god for caulk!

After summer holidays work started on the ensuie. Boarded out, fully insulated external wall and a sound deadening in partition.

This is the shower end

and this is the toilet end

spot the mistake!

To get hot and cold water into the ensuite we have to make a hole in the wall through to a neighbouring bathroom. No too big a deal as already had to smash a hole in the side of the bath to fix a leaking tap flexi.

IMG-7181.jpg

as you can see the floor was cracket too due to poor laying onto too thin a ply base

So took the oppertunity to put a nice marble floor down and change the tiles a bit

Then went in the toilet, which was well worth the money, wish I had gone with Grohe in all the other bathrooms now

Went with slate floor - had left over from the loft bathroom, and Calacatta violetta 'monet' marble for the toilet, splashbacks and shower area

View from the toilet shows the layout better
