What would you do?

Is there any way in which you could check the potential boiler noise in room 2? That seems to be the biggest potential drawback from your point of view, since you don't seem as bothered by the longer commute. You get on well with the other people in the house (and that's a huge advantage) so maybe they'd be fine with you spending a little time in the room while they turn the boiler on and off and run hot water and suchlike.

It's usually better to check what you can check and the boiler noise falls into that category. If you don't check it, then you're making a decision based on what might be true rather than what is definitely true. It could be a deciding factor - maybe the boiler noise would blight your life through sleep deprivation and maybe it would be completely irrelevant to you.
 
#2 and learn a new language during the extra commute, and put some insulation liner to sound proof the boiler closet door if it makes noise.
 
Imho it's all down to the time normally and thus I'd defo go for option 1 however the damp and space make this trickier, can you change your pc desk and how soon will the damp be fixed are the deciding factors.
 
Room 1, half an hour swing each way on the commute would mean a lot to me. Plus having a mate 5 minutes away is always a plus.
 
it all hinges on that boiler. i've never known one to be quiet, you hear the hum of it burning gas to heat the water. i know it would drive me mad.

As per the relationship thread, we have sadly broken up.

i think i'd choose option 3...keep looking!

As per the above, we are still sharing the flat, and even though it is an amicable break up, it's better for us both if I'm out by the end of the month.

The problem with keeping looking is the above time constraints, my specific SW London requirement, having an en-suite, and being in budget.

In a week of looking, these are the only 2 en-suites that I can afford in the areas I can move to.
 
Option 2 ticks the right boxes but same as you I'd go nuts if there was noise from the boiler so you really do have to be sure that it is quiet.
 
The boiler noise would be a massive issue for me also - they're just not silent things. It's also not really a consistent noise, meaning it's not a background noise that I at least get used to.

If you hit it off really well with the second lot, could you not request to just spend some time in the room to see what the boiler is like? They may reduce boiler-using activities though whilst you're there to keep noise to a minimum...
 
I should probably ask what the timer is for the boiler. If it's a gas one, it would only fire up while in use, which wouldn't be when I am asleep. Plus I have got some pretty high end earplugs I got when we were teaching the cat to sleep outside the bedroom and he was meowing loads. Perhaps that would be ok.
