New Flat - Parking Issue

I viewed a two bedroom flat on 8th January and then proceeded to sign the paperwork for a 12 month tenancy. The flat was advertised with two parking spaces, which was perfect because we have two cars. I confirmed this with the estate agents and was told that there was plenty of parking for residents and visitors and that I would have nothing to worry about.

Had the "checkin" today and I noticed there were signs saying each flat now only has one space, because half the spaces are fenced off and used to store building material for a new development.

UKPC are now also enforcing parking and vehicles need to have a resident's permit. I contacted the estate agents who have emailed the landlord. I move in tomorrow and have no idea where I stand. Can I even park there without a permit? What do we now do about our second car?

Any advice would be greatly appreciated :)

If you were told it had two parking spaces then that is what it should have. If this is now no longer the case then the landlord/estate agent will have to pay for your parking

Hopefully you've got the advert or confirmation of two spaces available and they will honour it some way or another.

This. If you have it in writing then you're good, if not then the scum bag estate agents will just deny it and it'll go nowhere.

Unless some arrangement has been made, then I'm amazed the rest of the residents aren't going ape ****. Have you asked them? And those parking attendants will have you, given the chance.

As for the whole two bays thing. Is it clearly stated in the inventory and has it been signed for by the agents?

As for letting agents! "Yeah, yeah, plenty of parking, nothing to worry about... Where's my money?"

Very nice little flat OP, very similar to the one I rent, shame about the parking though, hopefully you can sort something out.
It would be a shame to lose the flat over a parking space as its really nice, is there a way the OP can pull from the deal?
I cant believe how much the rent is down there now, I moved up north a few years back and no I live in a town called Chorley in Lancashire and our rent is £380 pcm.

Thanks! :)

I am moving out of my current flat in Beckenham so I don't really have the choice of pulling out of this deal.

If we get a PCN for parking without a valid permit, can the cost of this be invoiced back to Mann Countrywide?

Aye it can, if somehow you manage to get a judge to agree in a court.....
Sending invoices that have your name or address attached to someone else in the hope they pay isnt going to be swift or end easily or well.
Sort this before you move, or get fined.

I move tomorrow at 10am. I cannot delay it as someone else is moving into my current flat.

It will not be sorted out by then, so what to do? :(

I wonder how they got the residents to agree to that! Maybe they have given them all a massive pay off.

Even if the owners bought it with two parking spaces?

Some funny terms and conditions are usually included on a part built project. They might have bought 2 spaces but not been handed them over yet or it might be that the developer is taking the Michael and the owner has rights to two spaces from the off.

Why do I get the feeling I am going to get screwed over?

Will need to find a place to park the cars tomorrow until all this is sorted out, that is if it does get sorted out.
