The nervous wait to exchange....

Ours is still dragging on…

The estate agent representing the vendors told us that they were divorcing, keen for a quick sale and ready to move. As a result, they accepted our offer which was lower than another offer they had, because we were in a position to move faster.

We also accepted a lower offer because our higher offer had to wait a month before they could get their deposit together. It turns out that one of the vendors wasn't in a position to move and had to find somewhere to buy, adding a forward chain and delaying the whole process. So, not only is it all taking longer than we expected it to, we could have taken the higher offer on our current place. :mad:

Not only that, because they are divorcing, they appear to be dragging out all of the paperwork — everything is taking longer than it should. It's getting to the point now where we're worried that our buyers are going to pull out.

This is all compounded by the complete lack of communication from the solicitors. It's all very frustrating.
 
Apparently the survey on the property is scheduled for Wednesday next week :D

How long can I expect to wait once the survey has been completed? I think the Mortgage Offer is the only thing left I am waiting for now - The solicitor is completely done with everything.

How long until I could get a mortgage offer after the Survey is completed?
 
Mine was submitted to the bank and offer given on the same day, so it can be quick but I guess it depends who the lender is. Mine was with Digital Mortgages by Atom Bank

Was it submitted on the day of the survey? Or do they take a little time to write out the report etc.?

Yup, all same day. I guess it's all just done on an iPad or something with very little manual input. Was quite surprised really, was a home buyers if that helps.
 
That's reassuring!... Then if everything's sound, we could be exchanging end of next week or possibly the week after...

Good stuff! I really need to turn my interior designing brain up a gear and start preparing paint colours and furniture settings :p
 
Well things are looking crap from my perspective.

Our sellers seem to be trying to delay things until July despite everything seemingly being in place and the house they’re moving into being empty.

Not a huge issue you might say. But the woman buying our house has just said that her mortgage offer runs out in 2 weeks time and because she is currently paying for storage of furniture and kennel costs any delays beyond that she’d have to consider pulling out as she’d need to move into rented accommodation :(

Really hoping we can push things through and can’t understand why they’ve now decided to delay things after saying they don’t understand why the solicitors are taking ages the last time we spoke!

The woman seems very attached to the house so part of me is expecting them to just turn around and cancel the sale!
 
Yeah, i think she's just got her hopes us as someone told her on Monday that it could be this Friday. She's then been told July and so has gone from excited to deflated within a day. So emotionally she's drained.

Really it's her fault for moving out early and putting herself in a crap position because we all know how things can drag on but i don't think she expected this.

What did you do about the banks valuation?


Ours is still dragging along.

I've had back
- PIF/Fittings & Contents forms
- Title register
- Water/Drainage searches
- Energy & Infrastructure searches
- Environmental searches
- Local authority searches (i think, for roads/pavements etc)
- Transfer form (i think this detailed who the land has been sold to over the past)
- Conveyancing form (covenants etc)

We've signed and had witnessed the mortgage deed form.

I think we're now just waiting for the contract to come through. There were some concerns thrown up with the environmental searches though, the first being the potential of the property being on contaminated land due to close proximity of a petrol station, our solicitor is seeking an indemnity policy from the vendors to protect against this. The environmental search also mentioned infilled land in the area, although the surveyor observed no signs of structural movement/subsidence. I've made some enquiries with the council to see if they have any details on what was done with the infilled land, so waiting to hear back from them as well.

What did you do about the banks valuation?

It cost me a bit, the sellers moved a tiny bit and i made up the rest with deposit we are still within 80% mortgage. I do know i have overpaid slightly for the house but it worked for us. Thing is if we bought a house 5 doors down for 500k we would have easily spent 60-80k on getting the house to a similar standard and then had a smaller plot so it worked.
 
Taken mine off the market for now, despite home prices hitting an all time high apparently, really struggled to sell mine even for a bit less than what I paid, and the crazy thing is I could not find anything as good as what I had for the same sort of money (size/location/detached etc).

I'll stay put for now and perhaps re-visit next spring.

In the meantime I'm hoping to sort out a few things I've held off doing as I may have been moving.

1. I don't really like the internal doors. I am considering swapping them out for nicer ones...

2. My neighbor's garden has quite a few kid entertainment devices including a trampoline, a set of swings, a jungle gym, and a football goal. I'd quite like to block out this view a bit and get some privacy back in the garden.

Fortunately the kids don't stay there all week so it's not too bad for noise or anything, just for the view it provides looking worse than it is.

So possibly a plan of action to do something to the garden, and re-visit replacing doors down the line.

3. I need to sort out some blinds for the bedrooms/kitchen, so that will be more of a priority. Currently got curtains in the bedrooms but they let light through in the summer months and I can't half open/close them like I can blinds.

I got similar Mexicano doors from wickes on offer for £72 FYI (in 760mm wide size, yours might be bigger). If your doors are a standard size might be able to find something similar.
 
Well looks like ours is fully in the hands of the person below us in the chain. The people at the end have suggested exchanging tomorrow but not completing until the 6th July. They don't seem to be willing to inconvenience themselves to rush and get it done earlier and seem to be willing to let everything fall through.

Just depends on the woman below us and whether she's willing to wait the 3 weeks.

I did look on Wickes but they didn't seem to stock the Mexicano ones by name, do you recall what yours were called? I'll get the tape measure out later and see what mine come out as, they all look the same size as eachother but you never know :)
 
We have found a house we love, and are now stayista the process of getting our shared ownership London flat on the market.

Can anyone recommend any solicitors versed in the world of shared ownership selling?

I will delve in and get some quotes, but real customer feedback is always welcomed.
