Yeah it can dehumidify / fix air quality. It's essentially a giant plastic bag inside lol....so I still try and open the doors every now and then to refresh the air

So @LuckyBenski you are doing one and @Buffman. Have you got a thread @LuckyBenski ? I need to go back and re-read the threads, youtube, and start planning mine.
I want to do one but a) It got too late in the year last year, this is a summer project for sure. And b) I don't do anything fast :P So I'd be very lucky to start and finish it within one season without a good amount of prep. Mostly planning to steal the ideas from dlockers and Buffman's threads!

All finished mate. Well, bar skirting board, which arrives today. And guttering which I've bloody forgotten again :cry:. Once the guttering is fitted I can final fix the outdoor AC unit (currently just freestanding).

Total cost was £14528 but that includes the TV/Sonos/Computer Desk (£2.5k). Also £3k of that was the bifolds. So roughly £9k for the super structure (as doors are quite a personal choice).

Big items were...
* Wood (whatever is left over once you subtract all the other bits)
* EPDM (~800)
* Doors (3k)
* Floor (600)
* Cladding (1k)
* Plasterer (700)
* WiFi/Smart Lights (400)
* AC Unit (700)

Cost wise I think mines nearer £13+K and I haven't even got it finished :D. Ive way over ordered on timber mind you and tend to go with the " more price = better. I think i can use all the treated timber for decking supports on the outside. Reckon that seems sound?

I'll get a couple pics of mine later. I spent £1500 getting sparky to fit 10mm armoured cable down the house and also armoured ethernet, he's done a neat job and saved me a lot of time.

I think i might get mine fully plasterboarded inside and not bother getting it skimmed whilst it's a workshop, and if I want to change that in future it's easy. It's not high on my to do list tho.

Hope you're enjoying kiddo #2 @dlockers , I struggle with tiredness with #1!

Hah to be fair, I stumbled on this epic merchant who only deals via WhatsApp lol. Got all my insulation from him for the house too. It is as good as cost from what I can tell. I accidently ordered double OSB and sold it at the cost I paid for it within 5 mins of listing it on Marketplace, for example. Some bits I did have to get from Merchants Market or w/e it is called. I also frigged trade membership wherever I could (Wickes, Merchants Market, Cladding).

I also didn't pay a sparky £1500! :D

Second one is great thanks; it's the usual pain and headache coupled with the "are they going to be ill/cough/cold/fever" as that's what really makes it tough vs. just being very hard :cry:

Do you live in the new shed rather than the old living room?

Would be interested to see your cost breakdown @Buffman unless you already put it in your thread.

Materials market (all timber, studwork, sheet materials, Insulation, cement etc) £3,500.00
Bapp - galvanised washers £184.40

Toolstation (screws, wood glue, joist hangers, fencing pins, stapler Etc) - june 25th £449.00
Breather wrap - tyvek - roofing superstore £147.00
Cladding - BM Steel Midnight order 1 & order 2 £1,961.47
Cladding -Rhino cladding £592.80
Windows - AWM windows £1,709.34
Electrical to TLC electrics (2.5mm cable, 1mm cable, MCBs, downlights £126.47

Electrician - Fitting electrics and ethernet (And new internal DB, outside socket) £1,500.00
odds and sods visits to toolstation £150.00
cement mixer - screwfix £289.99
Replacement Impact driver £70.00
Tools - Replacement circular saw £200.00
Tools - makta mini pruning chainsaw £170.00
Tools - makita pole chainsaw £450.00

above totals to circa £14.28k - the tools counts for £1.2kish, and £1k of labour to nephew, £1.5k electrics.

Theres a couple reasons that its high:
I have spare plates/rods/ washers (I think its around 8, I thought itd be useful for decking.
I have way too much spare 3x4 (I'll use it for decking but could effectively build an entire additional base/structure).

For me, tools should be zero unless I decide to buy a proper nail gun/stapler of sort. Screws and impact should suffice though I expect. Labour I expect to be zero but depends on whether the base is concrete and if I hire someone to pump it all in.
The rubber roofs imo are a rip off. I mean I'll get one, but they must be making bank on those. Why so high? Even accounting for shipping it's high no?

How £449?

I realise 60 quid of it is bags for garden waste moving so could ignore that.

I believe nails are cheaper than screws also. Would be cheaper to buy and sell a nail gun and also save loads of time. If I could go back I'd do that.

My rubber roof is 1.5mm thick (thicker version) as figured it'd be better as it's sited under a tree.

For me would be a challenge getting it into garden, no side access. But overall agree! Looks good. Only q mark id have is if the insulation is any good,and how you're meant to route cabling etc.
I just had a good read of that, they claim the 122mm panels are U value of 0.22W/m²K. That is suspiciously identical to the U value of 100mm PIR...

You'd just need to add the cladding, windows, base etc costs then. Im not averse to the alternative options, might fit better for a lot of others.

For example if mine weren't so near so many trees I'd probably say a concrete base seems a better idea.

They may be taking some poetic licence as I cant find there actual data sheet for the panels, but 100mm HD EPS is 0.031W/m2k, add the 11mm OSB 3 each sheet and it drops slightly. Its still pretty decent for a garden room. Not quite PIR level, but if they were PIR SIPS then I'd guess the price would be significantly higher.

I think you're spot on, yes. It's 97mm foam plus two OSB sheets. And to be fair, cheap AND rapid assembly is a nice Venn diagram overlap, unless you really really need house-level insulation
