Garden room / posh shed /workshop build log

This is what I did with mine Buffman, was down earlier so took a pic:

It is put in from above. Annoyingly I forgot to do the other side lol.

Ah cool, this is what I did (I've got lots of spare 5x2!)

Are you putting your electric cabling externally @dlockers ? I've notched my noggins to allow wiring but not really looked into it.

I was going to say that’s an odd way to build it Buffman, then I realised what you’d done with the roof & side walls.

No doubled header supporting the roof beams? That’s potentially a lot of load being transferred through a 2” bit of timber. It would have been safer to have doubled the header to help transfer the load into the studs. You’ve got different joist spacing, but I kept my roof and walls at the same 16” centres so the joists sit dead above the studs.

The joists at either end also sit 1" inside the header on the rake walls to give something for the ceiling sheeting (probably ply) to sit tight against.

Ah yeah I wasn't sure on a double header/requirements. I did consider it but too late now.

It's not indicated as a requirement on the build pack I'm using and haven't seen too many with a double header.

No I am running internally - wish I'd notched as I need to **** around above my head now.

Ive not notched anything other than this so not sure if Im missing anything? For future electrics install

Ive not actually been "allowed" electrics yet by the mrs as this project is taking me far too long! My main job is meant to be 60m2 of Indian sandstone patio during my time off :D

isnt there going to be irregularities in the roof now were those upside down joist hangers sit. surely the osb wont sit flat due to the metal and nails standing proud of the joists.
It'll be about 1mm. There's 37.5mm of fall per m so should be fine. Flat rubber roofs can hold /pond water anyways.

Given it's rough Sawn timber it's probably got more than 1mm of deviation across the circa 4m span

Got my doors and windows.

Got to do a bit of googling to do on how to fit them! Paranoid they're going to break also.

Did you back calculate how far forward to put them so the corner pieces of the cladding work with it @dlockers? (Ie save cutting)

Also @dlockers do you know if it still needs cross braces until the roof OSB is on or is it fine once the roof is tied? Feels damn solid now.

I redid the heal and toe on one of my bifold today and got some more noggins in! Sick of PIR now lol. I need to swap my 13cm coach bolts for 10.

I put the doors as far forward as I could as the cladding etc will easily eat them up. No precise maths.

All bracing can come off now, it's basically done once the roof and walls are osb'ed.

Ah cool.

For the bracing I haven't yet fitted all my roof OSB so do I need to wait? Was going to fit my doors /windows tomorrow before the rest of roof as the weather isn't great

For cutting PIR I used a jigsaw with a bradknife serrated type blade. Made a nice tidy job of it without hardly any tearing or dust from it.

To get PIR to fit nicely, you can use Gapotape. You only have to get the cuts sort of accurate, then the memory foam compresses. Also improves the vapour barrier. It is however and additional cost and takes more time...
Aye ive heard those jigsaw blades are OK on 50mm pir but not very good with 100mm PIR

60kg of rubber on the roof and dry fitted in the ******* rain. Letting it flex out until a reasonable temp day

Also got soffits and fascias delivered today from plastics hub. All from gap plastics it would appear. The black on them matches the windows nicely

Only problem I have with the windows is I got foam on the other one, and trying to clean it with foam gun cleaner and pink stuff has probably made it worse! :(

have you done anything re: your drainage behind your garden room @dlockers and/or put in gutters yet? as you can see from this old photo mines really tight and I haven't/hadnt really considered drainage. its fairly free draining soil/ ground and I'm awfully tempted to try it without guttering first as even if I gutter with a 45 degree bend at the bottom its still the same local area roughly.

How did you do your soffits /fascias @dlockers? Got any pics?

Took me a good while today and only done the front. I also realise plastics hub forgot to tell. Me to get these double joints for the fascias! *edit: nope they told me I forgot to add to order :x

Also I did the nails from below in the soffits aren't even.... Plz forgive :X. Realise I should have hidden all the fixings.

Finished soffits/fascias today. No good pics to post as got the rubber laying over it. Might be a few days till I glue the rubber as I've got another patio project I've started and getting rid of all the waste from this!

Its now at least watertight (touch wood!). Once mistake was cutting/nailing the fascias on the roof and I may have got a nail touching the rubber. I think it's OK but I'm slightly paranoid! It was a nailed in full length of fascia that I had to remove as I managed to break the face of it missing with a hammer :(, they're so easy to damage. Luckily manged to swap it to the unseen edges.

Finished my roof today /glued it in. Been spending most my time doing patio excavations (made another thread on it)

Not too impressed with the rubber for roofs trims as there was quite a lot of scratches on them

It looks like there's creases in the roof but they aren't actually on it if the sub surface if that makes sense. I cant see the roof from my house anyways as its so far :D.

I also have a full tub of wba adhesive (2.5l and a 1l tin of bonding adhesive completely unused. Did you sell your spares @dlockers?

Slightly concerned I didn't put it on thick enough :D But did use a full 5l tub of wba adheizve and 1l of contact adhesive at edges.

At least dlockers has insulation and electrics... And cladding.

Dont even think I will be insulating /boarding mine this year, maybe a job for next year :D

Ill be putting decking outside the front of it too due to the current "step" to the door.

Agreed. Also, the timber cladding will get saturated by the rain below the cill.
I'm gonna be using composite so it doesn't get wet.

Hmmm as its only one of the windows that will end up being seen I'll take a view. I'm tempted to just do a return beneath the cill as it's the quicker than removing all the battens. Should have bought longer cills!

Id worry a cill extender won't match and these now have good support under them (incase a kid or fat man jumps on them...)

Just realised where the issue really manifests. I haven't even clad there

Decking will cover it in fullness of time. Get the issue now! Wonder if I will have the same challenge.
I'm guilty of checking your thread when looking at a few bits haha!

Looks like a few on fb group who've had the same issue. As you say the bits under decking doesn't matter. So for me the left window will be the only one impacted and it's the least "seen" one

What did you guys use to seal around window & door openings once you’d cut the building wrap? Flexwrap seems to be the thing but it’s so damn expensive!

I’ve run armoured cable under the deck/path/lawn now, just waiting for the spark to get back from holiday so he can do the first fix, then I can finish the internal insulation.
Ive not really put anything on it, the expanding foam meets the window /over it.

I figured not much would get behind the composite cladding.
