New Flat - Parking Issue

Probably because a mortgage would be even more in the same location?:p

in most places in London, for a one bedroom flat, rental yield > mortgage interest (tis around 5% in plenty of areas so will often be more than mortgage interest + capital repayment)

if you go to bigger properties and more central London areas then the rental yield gets rather low and becomes very comparable to mortgage interest rates
 
RMG claim that their contract with UKPC doesn't allow them to cancel PCNs. Does that mean that UKPC have free reign of the car park?

In one of the emails RMG stated that they do not own the land, so can they even employ UKPC to manage the car park?

UKPC need the permission of the land owner to 'enforce' tickets, so if the contract is with RMG how can they have that?

presumably RMG is the managing agent, they act on behalf of the management company which is usually just a ltd company owned by your landlord and the other flat owners

would be surprised if RMG or one of the directors of the management company can't tell the people they've contracted to deal with parking to cancel a ticket

RMG are claiming their contract doesn't allow them to do so :confused:
 
Surely if you're going to get fined for parking in a space allocated to your property then the fine should find its way back to you eventually. Otherwise where's the money disappearing to?
 
Have UKPC actually refused to cancel the ticket? If not, I think you're getting all worked up about this for no good reason. They almost certainly will cancel it if you send them an email with a copy of your permit and "Sorry, it wasn't displayed because it fell off the dash". If they don't, ignore everything and just send a copy of the permit and your tenancy agreement as your defence if they want to take it to court. There's no loss here, so they'll never win.

I'm surprised RMG are communicating with you because you're not their customer, your landlord is and they should be directing you to your landlord.

The land will be owned by a freehold company who contract the management to RMG. Whether RMG have the right to enter into contracts with parking companies depends what's written in the agreements between them and the freeholder.

It's no surprise that RMG don't have the right to cancel to tickets in their contract - precisely because they don't want to be wasting their time dealing with petty disputes over parking like this!

I coudl understand if it was randomly parked on the road with no permit, but surely the parking space provided with the home he rents is a completely differnet thing?
 
Yeah - completely bizarre - at my flats for example, I don't need to display a permit to park in my own marked bay. Permits are only required for the unmarked visitors parking.

Have you asked them yet how much of the fine will you get as its your space and your the one that suffered a loss by someone parking in it. (even though it was you)

I would ask if there was actually someone to speak to at UKPC.

Funny thing though, the space is a extra long one for two cars... the car in the front and against a hedge got the ticket as it wasn't displaying the permit. The other that was blocking it was displaying a permit. Anyone with common sense would be able to figure out both cars were meant to be there.

It is. 7 minutes on the train to Bromley South, or 12 minutes drive for me. I come in from next to Kent House every day, luckily I park in the office car park but there's places around just down by Hayes Lane or off towards Downham *shudder*

IT Company in the High Street. Classily placed behind the Fruit n' Veg stall :) Carpark is down Tetty Way but it's a nightmare, lucky to get in and out each day without banging a door on a pillar

This is the stance I would take, send a recorded delivery letter to the parking company to this effect, with the addition of something like 'I feel we can go no further as we appear to be in a deadlock, therefore I invite you raise a case at county court if you feel you are suffering undue financial loss.'

Yeah I know the one, that building has changed hands so many times but the tapas bar is still down there (i think) :D Are you affected much by that work being done behind you after the old carpark was knocked down for this new mall?
