The nervous wait to exchange....

Trust me, when you get to the 11th hour before exchanging and there's one tiny hold up preventing you from exchanging that looks like it'll threaten the entire chain you'll have a different view. ;)

We broke our chain and lived out of suitcases for 2 weeks, but at the time had no firm completion date for our onward purchase but it had to be done. The thought of remarketing and going through all that again whilst standing to lose the place we'd searched high and low for is a very motivating prospect lol.

Fair comment, we'll see how things go. In my mind at the moment we're willing to box up the unused stuff and possible shift to friends and family, with the thinking that if the purchase of the property we sought fell through, we'd still sell ours as it's a FTB, but move back to parents place for the short term. Saves money, but also then puts us still in a position to move for another property without the pain of selling ours.
 
Good plan. Thats pretty much what i did, not having a chain behind you puts you in a comfortable position

Plus enables a bigger cash pile to be re-established etc.

Hope we get there as already got networking plans, smart heating ideas re Hive/Nest etc.

We'll see.

Got added problem of moving 18 large fish from our current pond anyway...
 
Hey guys - how long did your mortgage approvals take from the point all paperwork was submitted?

Turns out that after her husband passed away our buyer's buyer needed to get a new full mortgage approval check done with her lender, its been a month now and no news since that process re-started :(

Mine took over a month!

But there was a few hurdles along the way the delayed things, but it would have been even longer if I didn't ring and pester them every day to get things sorted.
 
I've been told, current lead time is circa 30 days +

Phoned up First Direct and there is a 4 - 6 week wait for an appointment!

and there was me feeling optimistic that this week would be the week! Fingers crossed still - will be nice to have the money in the bank (and not have to pay more council tax, mortgage insterest, utilities etc)

I've just taken the view it's business as normal

I've dropped the ball once anyway getting my EPC done via the estate agent, ouch! £

Wish I'd also looked at Purple Bricks agent, if my sale falls through I'll prob look at that option.
 
Still having issues with the mortgage, on-line technicalities more than anything. But I'm now in the waiting game for my solicitor to get things done.

How long should I expect before exchange? Mortgage got approved on Thursday, and I've had contents documents and land registry from my solicitor...

Ours was a lot quicker - we filled out the application with a broker in the morning, had an email copy of the offer that afternoon and received the written offer the following day, apparently the broker we used was taking part in some trial system with the halifax to shorten the whole process, but worked for us so don't care too much!!

we didn't really plan it that way or anything, it was actually the best product we could get just so happened it was fast! funny thing is we rushed at everything because the sellers were happy with a move in date of the 1st aug, so we got the mortgage and did all the missive stuff only for them to come back and ask for it to be changed back to the 14th so we're just sitting about waiting now!
 
Makes me nervous reading all of this! Will be beginning to think about starting this process off this time next year I think, maybe Sept/Oct time.

Want to get a good size deposit under our belt first. Going to try and get at least a 20% deposit behind us, maybe even 25% depending on the house we go for. Fills me with dread though when I constantly read about all the hoops people are jumping through and EA's and solicitors that are absolutely useless!
 
We're due to complete today, and now I'm starting to feel a bit nostalgic and sad about leaving my old place behind, having lived there for the last eight years. I don't particularly like the area or the people around me, but I have grown accustomed to the inside as you do.

On to bigger and better things, but still a strangely sad time for me.

I know what you mean, whether it's the lengthy drawn out process or just the simple change I had a similar feeling. Actually, more now feeling unsettled in the new pad. We've only been there a couple of weeks, and haven't really stopped/had a moment to ourselves since we moved in but it feels odd.

The previous owner's lack of cleanliness and the size of the tasks ahead are a bit unnerving too, I think it's actually the former that makes me feel a bit out of my comfort zone more than anything. Not how we live! Yuck.

for us the saddest bit was the last walk round of our old home, the echo's the rooms made and that final click of the front door.

But then we got to the new place and remembered exactly why we did all this! Yeah the old place was nice and we have a lot of fond memories but.....new house is wayyyyy better!
