The nervous wait to exchange....

Exchange on our sale: 30th June
Exchange on our purchase: 7th July
Move out: 11th July
Move in with family: 11th-19th July
Move in with friends: 19th-24th
Completion: 24th July

Not moving for a good 20 years.

I'm doing my mortgage application online with HSBC, I got the offer document electronically on the 1st August and I accepted it on the 1st August. Rang my solicitor yesterday and she hasn't recieved the mortgage documents. So I ring HSBC to see what the delay is, they are using an online electronic system to ping across the documents, which they only sent yesterday. So I ring my solicitor back, she seems clueless to this online document website which according to HSBC all solicitors have access to (many banks use it).

So if I hadn't of rang, my solicitor would be waiting for a letter through the post from HSBC, and HSBC would have been waiting for my solicitor to access the documents online.

I've found my solicitors are the same, they won't do anything unless you chase them up. If it wasn't so frustrating it would be interesting to see how long it would be before they did anything without any prompting, I think you could get to a year without any trouble!
 
I've noticed a lot of people having a nightmare with solicitors.. Mine were fantastic. If you're looking for a solicitor around the Bath / South-West region, I can highly recommend Withy King. I never actually met my solicitor. It was all done remotely!
 
Anyone had something similar to this? Basically we are near to legally exchanging on our new build which is estimated to be ready late November, but under pressure from the builders (DWH) to exchange now. This is complicated by our move being covered by a work relocation provider who are effectively buying the house of us for a guaranteed sale price before the house goes on the market, and we pocket any extra once sold.

The relocation provider solicitors have now come back to say we need indemnity insurance for a single room extension which pre-dates our purchase of the current property in 2006, and probably the owners before us as its from mid 90s we reckon. I've already said this wasn't picked up on our purchase as missing or an issue, but what options have we got for not taking it? I especially don't like the fact we would have to use their policy at a fixed charge of £46 - any ideas?
 
Just when I thought we might have been getting close to the end I find out today a letter has got lost in the post which stateed despite being 6 weeks into the purchase, and despite two attempts to obtain the information, the sellers solicitors have still not provided the planning permission or the plan of the plot and other related information (it's a new build along with another house on a plot where the previous house was demolished). They have not provided certificates for electric,boiler or woodburner installation, instead they have provided evidence that they comply with the regs but not actual certificates. The house is a new build that was close to completion previously when the buyers pulled out (due to losing their own buyer in the chain). Why are we having these problems? I would have thought they would have had everything ready from last time to send out.
My solicitor and now I have serious concerns!

Has anyone had mortgage valuations less recently? Just checked zoopla re values and the house we seek is valued a lot less.

I'm either a mug, zoopla hasn't caught up or both

Just about to pay for searches and paid for surveys earlier in the week - ouch!
 
Mikey, two things.
1.Zoopla are estimates
2.Valuations are done knowing what you are paying for a property. I've only had one validation that has come back different from my purchase prices and that I feel was because my price was not to the nearest 1000, the valuation was. In that case the valudation was £200 more than my purchase price. The reason the valuations are the same as purchase price is they will not want to throw a spanner in the works unless a property is vastly over priced.

Look at sold prices nearby and asking priceson rightmove close by. Ultimately, are you happy with the price you are paying considering the overall package - including things that might not affect a zoopla/valuation (how well finished, decoration etc)

Very true.

Although lots of properties being reduced at present on my Zoopla / RightMove area alerts, so will be interesting to see how it goes.

Unfortunately I've gone with Post Office, which in hindsight wasn't a great move as they appear to be just as useless now they are private Vs Public... 8+ weeks is now the approval lead time.
 
Don't want to jinx it, but we've just got a completion date of 8th September, which I'm struggling not to be excited about.

All from a property we went sale agreed on in February, had a multitude of problems regarding planning permission and building regs, and was practically dead in the water several times.

Really hope this goes through alright, we've been to hell and back the last 6 months, and luckily for us, with the Dublin house prices the way they are - it might have set us up for life.

Fingers crossed.

Her secretary seems clueless, and they still haven't actioned the online mortgage application in which they need to download the mortgage offer.

Looking for advice really, the sellers are ready to move out with days notice, and I'm not happy to wait 2 weeks for my solicitor to come back and the case not to have been progressed. What are my options?

if its a reasonable sized firm then you should ask to speak to the supervising partner and talk to them. There should be someone monitoring the case whilst your contact is on holiday.

Be polite but forthright - you're not happy and its causing you stress and you just want someone to help you...etc etc
 
Apparently someone is coming in today from their other branch to look over the case files. I've asked the secretary to make sure the mortgage offer is downloaded ready to be looked at.

The problem is she seems clueless to this system of downloading the mortgage offer, and I have a feeling the firm aren't signed up to it.

Whereabouts have you bought dude?

We're starting the process shortly soon and I'm dreading it from all of the stuff I've read here and on the propertypin!
 
Cool, I hope mine will pick up the pace, been told it's going to be 4 weeks for the surveyor.

Gone with Post Office (ironic as I hate the Post Office), and they're really, really slow :(
