The nervous wait to exchange....

Cool, I hope mine will pick up the pace, been told it's going to be 4 weeks for the surveyor.

Gone with Post Office (ironic as I hate the Post Office), and they're really, really slow :(

4 weeks lol. I booked mine last week and its going ahead on monday.
Back in the game hoping to complete next month.

We're starting the process shortly soon and I'm dreading it from all of the stuff I've read here and on the propertypin!

We actually went for North County Wicklow in the end - to get more for our money. We both like big dogs, the quiet life and I'm into my cars - so it made sense for us.

South County Dublin seems to be a mess - supply not meeting demand, phantom bidding, EA's are a joke, homes that clearly aren't really for sale etc.

I'd get in on the action as soon as you can - the prices are definitely on the rise in Dublin, and even in Wicklow we've found.

Give us a shout if you want to talk more about it - where in Dublin are you based?
 
From day of viewing to moving in was 4 weeks 2 days for me, special delivered all documents and made it condition of sale
 
Ours was completely chain free both ends (the person we were selling to was using it as a buy to let and the person we were buying from was moving in to rented).

It went something like this:

17th December - we accepted an offer on our house sale
10th January - offer accepted on another property
15th January - hom******s survey completed and results emailed over to me
17th January - official mortgage offer sent
17th February - had to order replacement FENSA certificates for my house sale
21st March - finally some stuff to sign
24th March - search results came back
8th April - exchanged both sides
11th April - moved in

The moving in was a complete mess as well. The removers we were using found the back door open and decided to move us in without us actually owning the property.

We had to wait an age for the money to go through and there solicitors (Countrywide - the most hated solicitors in the land by the sounds of it and from my experience of having to deal with them as a 3rd party) didn't bother to let the estate agents know the money had gone through so only after badgering them did they release the keys.

Another stupid thing was that we were on holiday 24th March - 4th April which meant I was running around (luckily we were only in Scotland) trying to get things printed and signed - which when you're in Scotland with no internet is a nightmare!).

Stressful doesn't even cover the half of it - the above, as well, was supposed to be a super quick move but the solicitors were a nightmare - mine I had to chase every step of the way and there's were the worst ever. My solicitor, when I first spoke to her, said 'not countrywide - they're awful' then the estate agents said the same thing, etc. so I'd avoid like the plague!

Well valuation/survey done today, Original asking price £195k. Offer accepted at £183k. Valuation comes back at £173k. So back to the vendors see if they will go that low. Im not sure where they got their price from 1st time if our valuation was £22k lower than that. Anyone else had this?

I thought the valuation just had to be more than the mortgage, so if you had £10k deposit then a value of £173k would be fine?

I think that may be right but that would surely thrust me into negative equity if I needed to sell it I would likely only get £173k for it.
 
Plus it's only a valuation, it is not you can only sell or buy this house for this amount. A different valuer might put it higher, after all when you watch some of these property shows and they get a couple of estate agents in to value a property they can often be thousands different.
 
We've finally exchanged today on our new build, estimated completion is 30th November, and employers are buying our house, first secured the plot in mid June. Have accepted an offer on current house on same day which is great, things are moving at last - Cambridge here we come!
 
Got survey back, its not brilliant but not terrible looks like we will need a new roof in the medium term it reckons, gonna get a roofer to have a look but what the hell is the medium term? I assume urgent is like next year/18 months and medium is like 4-6 years or something?

Urgent is normally under 6 months. Long term is like 5-10 years+, so I would say medium is in 2-4 years maybe?

My solicitor now has the mortgage offer, I've had the searches back, and the sellers are ready to move out with a days notice.

I'm not really sure what I'm waiting for now.

probably waiting for answers to queries the solicitors are asking on your behalf, there are always things they'll ask about and then send you the answers so you know what they were told - sometimes its small but important things.

On our last place we had a report saying the same...we stayed there 6 years before actually thinking it needed doing. Get a roofer in to take a look and then you can make an educated decision. Either way it may be worth asking for a reduced price because of the roof issues......

How have you found the market that way? My parents put their place on in Hampton a few months ago, and have really struggled to find any serious interest.
 
Well thats interesting - we've completed as of yesterday evening (YAY!) but we've not been paid our money & our mortgage hasn't been paid off (WTF!?!?)

Our buyer's buyer's solicitor didn't arrange her mortgage payment to come in a day early so our buyer wasn't paid until about 3.40pm.

Our solicitor wasn't paid until about 3.49pm and the bank wire system apparently closes at 3.50pm (would be great if someone could confirm this!) So our solicitor couldn't transfer the money over to us last night, but the sale has completed so they still released the keys to our buyer.

Luckily were breaking the chain and renting while we re-locate so no problem there, but as of midday today we've still not been paid - its not a small amount of money here damn it!

Grrrr, so annoyed, we've finally sold but we are now without house, without cash and with an freaking mortgage still! :mad::mad::mad:
